Forgot OP lives in Australia.

Do these real estate threads make any sense anywhere outside of America?

Home value doesn't really matter unless you sell it, and then you'd have to buy an overinflated house anyway.

The real goal is raising property taxes.

That chart doesn't indicate supply. At best Days On Market is a loose proxy for supply.

I would think number of listings would be a much better indicator for supply which is easily obtainable. Maybe that didn't support a convenient narrative to write an article about.

What about if I subdivide lots, demolish and build multiple houses and sell them off at massive profits

So the houses cost more, and are selling faster

Sounds like a collapse to me

It tracks decently. Higher number of houses available would generally mean that on average a house would take longer to sell because there are more options

Anecdotally, supply here hasn’t gone up yet, still very low

For anyone looking for a non-biased source of info on housing prospects here you go. Going to the misc for any sensible information on a topic is completely a lost caused now. Too many ph aggots trolling with whatever side they stand on acting like jackasses.

“Homes are still selling over asking price, but the market is shifting,” Marr says. “When you change the thermostat, it takes time for it to cool down.”
“The combination of rising interest rates and rising house prices will push some would-be buyers out of the market, which may result in reduced competition after the summer buying season is over.”
certain areas that have become hot migration destinations, including cities such as Tampa, Phoenix, Nashville and Atlanta, may continue to see high rates of competition on listings.
Even despite signs that the housing market will cool in the coming months, buyers should not expect to suddenly get great deals
“If you find a unit that’s right for you, and you know it’s a place you’re going to stay for an extended period of time, then you should move forward,” she says. “But you don’t need to hurry to lock down a rate.”
"One day I won't be able to lift any more. Not I won't want to lift. I mean physically unable. That day could be decades from now or it could be tomorrow. All I know is that's the day I'll wish I could lift more than ever. The day I'd give anything for one more workout, one more set, or one more cardio session. So go hard and enjoy every workout, every set, every rep. Because one day you will wake up and you will never get it back."

Start investing in the northern midwest regions. Once the collapse hits and West turns into a barren dry fiery wasteland everyone will be heading to the midwest. Gonna be a cash cow in 10-20 years srs.

Cali, arizona, nevada etc are gonna be ****ed

Boise Idaho is actually going to get REKT the WORST.
Florida and Texas are FAR more likely to get REKT than California according to Moodys.
Here's a Moody's interactive map if you click on the link showing where the Housing Market is going to Crash BIGLY. The areas in light yellow will do the best in the next Housing Market Crash. Some markets in light yellow will actually have home prices increase while the entire US housing market is CRASHING BIGLY.
The areas in DEEP Purple are going Crash the worst in history.

Surprised Chicagoland area is yellow. I'm in the burbs and my parents said across the street a house went up for 100k over what the house would have sold at in 2020 (parents bought theirs for 92k for reference), and it sold within 2 days. This was like 2-3 weeks ago. Prices around here aren't as high as say cali, but these price hikes with property taxes is BRUTAL for monthly payments.
