Own duplexes outside military bases and rent to people with guaranteed housing allowances. Just not to the new private that married a stripper and throws coke parties for people that'll steal the copper pipes from the walls. Then work your way up to nicer homes and rent to the gentry that are high ranking officers with responsible property sense

Insurance isn’t going to cover you not having any tenants or tenants who don’t pay their rent. Gonna have to put some work in to avoid deadbeats that will bankrupt you.

Insurance doesn't cover damage from tenants or upgrades to make your property competitive to other units.

I've also been thinking of something like this. Maybe an airbnb setup in NYC or Orlando, where I'd be happy to cover half the costs. That way I can live there 6 months of the year and it still works out on budget.

I want to own physical property in America, as a hedge against inflation/clown world, but I'm not a citizen. So I'd have to leave for half the year, leaving me in need of property management.

Anything further and it's going to be easier to buy REITs.
