They bought a house for $100k before the boom, sold it for $300k and now getting a small loan and trading up to a bigger house in a nicer neighbourhood

Alternatively they’ve got a multi-family complex in some other neighbourhood and using the income from that to finance the purchase of their own home

Or they just have a decent income

My woman and I spent a good chunk of time renting an $800/month basement suite under a family of 6 while building a down payment for the first house, even though our household income was over $100k

Buy bitcoin in 2018 when it was $5k. Buy more bitcoin when it was $4K in 2020 when the money printer was going brrrrr knowing that is the reason it was created. Sell bitcoin in 2021 at $60K knowing the price moves in cycles based on supply and demand. Buy a house with the gains. All this information is available for free on the Misc and the internet in general.

A lot of people can’t afford that. Average (not median) household income in the USA is $67K, so after tax that’s around $52 -$55K, which is a monthly income ~$4500.

Subtract out groceries, internet, cell phone, utilities, etc, and that household is down probably close to $3000 remaining (realistically lower than that).

I highly doubt that household will have 20% to put down, so they’ll have a mortgage of at least $2500.

So they’re saving, maybe a few hundred bucks per month if they’re frugal.

No retirement, forever enslaved due to no financial freedom, and most likely have to leverage credit cards to do anything since they’re only saving a few hundred bucks.

Their only hope is for their house to appreciate so they can take out a home equity line of credit to pay off their credit cards and maybe car payment every 10 years or so.

But people will do it because they must consume and keep up with the joneses because that’s what they’ve been brainwashed to do.

So to answer your question, no it’s not affordable for most people. But most people are dumb and will do it anyway.

It's simple. They just get less bang for their buck than people who bought into the market a few years sooner.

I see zoomers today looking at houses online and chit. Typically, these early to mid-20's people are looking at houses in the $230k range. Meanwhile, that $230k today got them a lot lesser of a home in 2020 /onward than I got for like $160k in the mid-2010's. It'd really suck to be in that position though, because I honestly couldn't afford my current house if I were to try buying it today, especially if it meant trading away my sub-3% mortgage rate to the 6%+ or whatever bs.

400-500k is on the low side depending where u are at... 400-500k would get u a 30 year old townhouse in my parts.

but as others have alluded to... high paying jobs... its out there. you have a wife/girlfriend chipping in
