how are you emotionally managing the idea of your home value declining significantly?
"I bought this year at the height of the craze. The same house close to me just listed for 100k less than what I paid. I feel nauseas. Like I royally ****ed up.
Anyone one going through something similar?"

I don't really think about it. I wasn't really planning on selling my house anyway. And houses have been ridiculously overpriced over the past few years, a crash needs to happen

I still haven’t seen either of my properties go for less than what I bought them for because I purchased over 10 years ago. Feels good man.

1. Home values in my area haven't really declined that much yet.
2. I bought my house in the mid-2010's. Not every home owner got cucked with 2020/2021 prices
3. Locked in 2.75% interest rate I refiananced to in 2021 before those dried up.
Should I sell my house and go rejoin the rentcel brotherhood, OP?

The change in narrative from people is interesting
2020-2021: "my house has gone up so much already! I am going to make so much money off this home!"
Fall 2022: "This is my forever home. I DO NOT plan on leaving it since I'm "locked in"

Winter 2023: "Layoffs won't impact me"
2024: "I'm only 150k underwater on this sale, not too bad in comparison to others I know"

I bought during the covid dip then sold a year later when the market came back. Then I moved to a small town and bought a huge house for $100K.
So I'm feeling pretty good about it. Home values out here will jump insanely in the next ten years when the climate change lockdowns start and the cities become unlivable.
Covid was just a dry run.

its people who bought over asking (or bought flipped homes in 2021 that were selling for 50% less in 2018), that are in trouble.

Nope. I have lived long enough to have been through several of these cycles and know that it always just goes higher. Its only the young kids that get scared on their first one.
