In my neighborhood there are two subdivisions going up with homes starting over $1M. One is finishing up now, the other is still doing foundational work. I'll be interested to see how much of a discount they end up selling for. My guess is each sell for a few hundred grand less than original listing, especially the ones that won't be done until next year. "Homes starting at $1.2 Million" will become "homes starting in the 800s" when sold.

$800s could be high still. The runup in Austin was higher than anywhere else in the US.

Similar thing happened locally.

You couldn't look at finished homes because they were selling before completion or even before the development was completed. Same with existing homes. List on Friday and you have 5 offers over asking by Saturday evening. At least that is what happened with my neighbor.

One thing I find interesting is the guy that has the new home market basically cornered made the promise he would never lower the selling price of his homes. I'm not sure how he is going to stick to this as prices have leveled off and are expected to lower.

I have homes in austin that are in the $800 a foot range. Will they come down in price? Could be. but they arent going back to the $225 a foot i bought them for anytime soon.
