Homebuilders typically stop building and lay off staff when they think prices will rise...only on the misc...SMH

prices won't go up but they won't crash overall, it will be sideways movement to slight decreases

inventory is not even close pre-covid levels yet

which doesn't matter to poorcels anyways because they will need cash when interest rates are 10%

Yes.....prices are going to correct....so what? For the people who bought in the last 1-2 years things may suck a BIT in the short term, but interest rates are going to continue going UP - which means if you intend to buy a house, you should still buy one NOW, because your monthly payment is only going to go UP if you wait, regardless of what home prices do. Then re-finance in a few years when interest rates start coming back down.
If you bought before the pandemic you are sitting pretty....so basically everyone that owns their home is going to be fine - home prices aren't going to crash...with the exception of maybe a few ridiculous markets like certain cities in Florida / Boise / Nashville / Vegas.

Rentcels just never stop with this cope - if you are on the sidelines you will continue to pay MORE rent, build no equity, get no tax advantages, and the bottom of this correction is still going to be HIGHER than prices were just a few years ago.....so good luck I guess.

With today's rates a $500k loan would have to be $350k to have the equivalent monthly payment. You don't think prices will be driven much closer to this equilibrium?

with inflation equilibrium is reached by prices staying stable over a few years. Could see a price correction overall but I'd guess in the 10%-15% range over a couple of years which isn't much compared to the appreciation already gained. Inventory was just so low it's going to be a huge mountain to climb to get to the number needed to see a 2008 like crash. We'd need current trends to continue for a couple of years to get the inventory to the buyers side but by then who knows, the economy issues could be hashed out with interest rates down. Predicting further out would be difficult.. if you're saying there will be high interest rates for years to come and a massive recession with it I could by a price decline of 25%+ over that period

inventory did double over the last year but it's still half of what we had in 2016, at this rate it would take 2 years to get to 2016 level of inventory for example which was probably a balanced market, I can't remember.
