Zillow data for rentcels
Here you go guys since yall like to make fun of zestimates:
https://www.zillow.com/z/zestimate/#acc
The national median error rate for sales price is around 3%. So except in volatile markets, its pretty dang accurate.
Just wishing you rentcels a happy thanksgiving and a reminder that rent is due next week.

Off topic, but a few years ago my wife and I looked at a second home on gulf coast FL. There were a several houses in the area on a saltwater, sailboat access channel to the gulf of Mexico with a pool for 350k-400k. They needed some updating, but now those houses are 900k now even with 7% interest rate. We still regret not jumping in then because we're priced out now.
While we regret not jumping in, we don't feel the nauseating regret like a rentcel does after they realize they've been paying their landlord's mortgage for decades.

"Zestimate is bs"
"According to zestimate, your house lost 99.9% of its value"
Rentcels, when will they learn

Only regret about being a mortgagecell is that I didn't take the leap sooner. Every time I was house shopping I'd end up moving for work and stop myself. Should have just bought one in each city I ever lived in and became a slumlord much sooner.

I love how I bought a crackden for 75k two years ago and its now worth about 130k lmfao.
Im guessing I would probably only actually get 110k for it though.

Then I struggle with.. buy another property or buy a 'thing' for myself that's not earning me any $. I guess I can always rent it out. It's a premium per sq ft though. Took a tour and it was hnnnggghhh..
Have you lived downtown before and that's what you want to get back to? Or just change of lifestyle?

If you have anything that's useful that you're too lazy to sell but also don't want to throw away - they have these 'buy nothing - sell nothing groups' where you have randoms come pick up the stuff from you that they could use. That's what I've been doing, I've been getting rid of office furniture and making space in my storage unit. I've even had people pick up half full cans of paint.
