Bought my first investment property

Boys I finally did it i Bought a 2nd house. I plan on remodeling it ( doing most of the work myself, with my father) and selling depending on how much I can make or renting it out.
Im Paying 270 for it. a house similar to the one I bought that has been remodeled will sell for 360+

There shouldn't be to much drywall work in that house. I know how to do it and I'm decent at it but I will most likely drive by home depot and pick up a Mexican worker lol

You must be retarded to be getting into being a small time landlord in 2022. Rent payment moratoriums, courts backed up 12+ months on eviction hearings, etc.

Plus, every small time landlord (the types who own a 2nd house and rent it out) I've ever known was exhausted and couldn't wait to be done with it. Seems like they all end up regretting it bc it ends up being a giant pita all alround, and nothing like the nice "passive income" they felt they had been somehow magically promised. I'm talking about people who bought in and got out of the market all well before the covid bs ruined whatever was still slightly appealing about it.

You always hear horror stories, I want to try it, I have been itching about it for a long time. Coworker of mine rents 2 properties, and is happy. Friend of mine bought a new house kept his old one, and is happy. Neighbor next door to my house, rents his 2nd house and is happy
My supervisors dad rents out cheap housing and it's a pain in the ass, he doesn't screen his tenants and always has trouble

Friend of mine has a house on a slab, floors are cold as fuk in the winter. I looked at a house about a year ago, it was listed for super cheap, come to find out the slab was sinking in multiple spots.
Also a slab, you are limited to what you can do, duct work is in the conrete lol
