Bought my first investment property
Boys I finally did it i Bought a 2nd house. I plan on remodeling it ( doing most of the work myself, with my father) and selling depending on how much I can make or renting it out.
Im Paying 270 for it. a house similar to the one I bought that has been remodeled will sell for 360+

You must be retarded to be getting into being a small time landlord in 2022. Rent payment moratoriums, courts backed up 12+ months on eviction hearings, etc.
Plus, every small time landlord (the types who own a 2nd house and rent it out) I've ever known was exhausted and couldn't wait to be done with it. Seems like they all end up regretting it bc it ends up being a giant pita all alround, and nothing like the nice "passive income" they felt they had been somehow magically promised. I'm talking about people who bought in and got out of the market all well before the covid bs ruined whatever was still slightly appealing about it.
