Calling out LordMU and other AUS miscers - property q’s - GTFIH
Hey rather than respond to these individually I’ve just made a new thread, but this is for Aus brahs only
1) the kind of knock down/subdivision projects I’m working on are typically 4 years end-to-end IF you do everything perfectly. Good architects, engineers, consultants and builder. That includes a year for renting out to get the CGT discount.
Make sure you can at least get some rental income for the property you plan to redevelop, getting those permits takes a LONG time and you don’t want to be burning cash while it’s happening.
2) the main obstacle most people will face is getting enough capital together to buy the land, then have no rental income coming in during construction.
3) I relied on my PAYG income (which was admittedly a high income) to get a loan for the first project, the entire thing was financed, but you might (for example) do a joint venture with say 4 people to put up 4 units then each take one at the end. You will have instant equity built in because it’s cheaper to build 4 units together than 4 separate builds (buy in bulk and save)
4) you could also get capital by renovating and flipping your primary place of residence. But you probably can’t make money if you are paying tradies for 100% of the work. The benefit is if you get in there yourself and are prepared to live in a semi-construction zone you can probably do 2-3 houses in the same time it would take to do 1 redevelopment and if it’s your primary residence it’s CGT exempt
5) the next few months will probably be a good time to get started in this area if you are motivated to so, many people are predicting a recession and if so the cash rate and therefore holding costs will go down. Don’t take dumb risks and you could come out ahead.
