Misc tradies just Flipped my first house,

Title says it all. Just did my first flip.
Bought for 240 listed for 397 under contract for 376.
I did 90% of the work myself. Cost to remodel 50k
Will walk away with 60k profit.
Chicago area
Took me around 4 months to do the work.
I was physically at the flip location for 510 hours
No bad for the 1st one, will try to do another one if I can find something close to home. Next one I will pickup a bunch of day laborers from home depot, have them do the demo etc..

Quick maffs says you got about $117 per hour, or roughly the equivalent of a $225-230k yr job. Mirin hustle.

Imagine flipping 4 of these a year? Could get a small crew and flip 2x that a year after a while.

thats assuming you sell it fast and at that price. i still think your numbers are off. 240 + 50k = 290 yet you list it for 397 so 100k+ more JUST LOL

i dont think youre gonna have many biters when the rest of the street is selling for so much less even if your place looks nicer

I honestly enjoy doing that work lol.
I did all of it outside of my regular job.
Afternoons and weekends.
I'm hoping to find another one closer to home, I was under contract for one last year, 5 min from home.
Someone else scooped it up took them 3 months, bought for 260 and sold for 400. That guy had 30k worth of material in it if not less.

I think they did most of the work themselves, just overestimated what the fixes and upgrades would add to the sales value.
