Fuark, I was drooling at serving these losers with an unlawful detainer. I want them out, served them with the 5 day, but also gave them the option to be released from the lease if they leave at the end of the month (w/o deposit back). IMO the latter was their best bet tbh. In the past I've gone to the sheriff's office myself and done the paperwork to have tenants served. This time I got a lawyer involved just to see what kind difference it makes, so far not much but we'll see.

Basically.. rent is $2700 and some old fat hag making over $100k with a perfect credit score & background check fleeced me hard. She started subletting to her 30yo niece and her 6 kids & new husband (all not on the lease, all trashy except the kids). Tried to play it off as if they were visiting, but it became clear after a while. Tried to guilt trip me too, said she's just trying to help her niece rebuild her life. Tons of other lease violations too. House isn't dirty per se, but it's extremely cluttered, unleashed pit in the yard (no pets), HOA violations, etc. They've only been there for 4 months, they've paid, but their ass is gone.

Unfortunately I'm expecting to be at this for a few months at least. Tenant laws can get pretty ridiculous.

So they have 5 days and paid on the 5th. Problem? They had until the stroke of 12 and they made it. Dealing with this kind of BS is exactly what you signed up for when you decided to be a landlord. Don't act like this stuff is surprising. Especially now in today's climate.
