Housing affordability is not going to improve

Values are slowly declining, but for 99% of people who require a mortgage, overall cost of ownership has continued to increase

The only thing that will lower home prices is demand destruction, but the demographics of the millennial generation aren’t going to allow it (no matter how soy ccucked and childless they are)

MORE IMPORTANTLY the cat is out of the bag on inflation. Every institution is incompetent and/or corrupt and the US empire cannot sustain itself without printing now trillions of dollars every year, a trend that is accelerating at an exponential rate

It's a quagmire. Between price and mortgage increases if I tried to buy my house today the mortgage would be 3x higher than when we moved in 4 yrs ago. With no kids we could still swing that difference, but with 3 kids ($35-40K a year on daycare and camps, let alone other child expenses) we couldn't make up that difference now.

There's no demand, but there's also no supply of existing houses for sale because sellers don't want to move and take on a 7-8% mortgage when they have a 3% rate where they are. Golden handcuffs as they say. A lot of people thought we'd have a crash but the high mortgage rates are keeping would-be sellers off the market since they will be buyers too. Absent a moderate to bad recession I'd now bet on average prices will simply go down 1-3% for several years in a row. So affordability will get a little better, but it will take years.

Besides recession a possible source of price decreases is Airbnb/VRBO homes. The owners made good money in the past but there are so many nowadays that a schit ton of them are losing money every month. Some of the owners will sell, adding to supply, but more than likely most of them will become long-term rentals. Hopefully the big money financial groups don't swoop up and buy most of them or nobody wins except them.

That said you’re wrong. Illegals aren’t buying houses, they can’t afford them. Legal immigration by MILLENIALS however is a huge contributor

Nah. A lot of the mania was FOMO driven which has died and won't revive with flat rates. Most expected prices would drop with 7-8% rates but they haven't because so many sellers itching to sell have been on the sidelines the last year. If rates drop below 6% next year a lot of those will try selling. It's impossible to know now whether that will lead to prices increasing or decreasing, whether demand or supply will lead.

Over half of buyers in 2021 to early 2022 wouldn't qualify for the homes they bought by now, and it's not just because of rates. It's prices too. I also believe the student loans coming back now are going to put a squeeze on millennials, which will have several affects across the economy, including housing. Absent a recession, these and other factors are why I think we'll see a slow slog down in prices at the national level. Not much to worry about especially if you bought pre-pandemic.

Rates will go down eventually and the communist govnt will start the federal funding of multi-family homes (aka apartments) and zoning changes in the suburbs.

That will bring down housing prices, when Shaniqua and Juanito move in across your white picket fence (subsidized by the fed govnt of course)
