Share some of your tips and tricks you've read online from various real estate forums and sites
I'll get it started
- You are renting a house that includes a refrigerator. But the tenant has their own fridge, so you take the one in the rental house and sell it. When the tenant leaves and takes their own fridge, you now need to find a new fridge for the place which will cost you money. So just charge the tenant for the cost of a new fridge! (I chit you not, I saw this from a private message group a few years ago, they were asking how they could charge the tenant in this situation ded fukn srs)
- As a landlord, maintenance and repairs are a risk to your profits. So make the tenants responsible! Put a clause in the lease that they are responsible for the upkeep and maintenance of the home. Water pipe bursts, roof leaks, etc, not your problem!
- OK, you tried the previous one and the tenant didn't have enough money for some of the big ticket items like a failed roof. So add a 250 dollar deductible for any repairs or maintenance requested by the tenant! Garbage disposal breaks, the tenant will end up paying for the whole thing.
- Speaking of garbage disposals, they break often so just remove them entirely from your rental. Same for dishwasher. Laundry machines run the risk of flooding your investment so get rid of those and laundry connections too.
- Make the tenant responsible for the landscaping. They usually won't have their own lawnmower, so charge them 50$ per month for one you provide (just find a cheap one from craigslist). Make sure you have it in the lease that they will make sure you are left with a working lawnmower when they move out
- Charge 10 per month to replace the air filter for HVAC. You only need to do this 4x per year and they just cost a few dollars a piece and only takes a minute to do. More importantly, this gives you a chance to come in and look around, look for unauthorized pets/tenants/etc
- You now want to unload a rental property back to the market? But it has some old knob and tube wiring still in use? 1. find some items to cover up the knob and tube from sight (the buyers inspector can't move anything). 2. Buy some romex from home depot and lay it around the area, doesn't need to be connected to anything. This will fool the inspector. 3. You don't know nuffin on the disclosure!
