That’s probably a 20k bathroom max if I’m spending 70k I’m doing all new windows though tbh think I spent that on my house (all custom windows since house is old)

I completely gutted my master bath (12'X'14' room) and redid everything from the plumbing to the electrical and I spent around 15k just in materials and that was prior to clownworld inflation Granted like 5,000 was on a 2 person Kohler airjet tub.

There is no reason anyone with a skilled trade should be taking less than fair value for their work seeing as how it increases the value of the property it is performed on. If a "sales" person can make a 100k than someone with actual skills should make double that.

Should be about $32K in USD, at the very least. He got a flat ceiling which adds a few thousand (it's a huge PITA to do) and extra thick stone (or whatever) on the vanity.

But there might have been some structural work done from rotten floors/walls. That can add up real fast.

I have that exact same tub.

See that alcove in the tub area? That piece of Schluter is around $300.

I did have someone come to quote for 3 bathrooms, they wanted about 100k, when I said I would have to think about it, he became distressed and angry I wouldnt commit or give any deposits, I had to kick him out of my house.


I will say it is pretty hard to find good quality tradies that do renos. Lots of them try and fleece you for sure.

Tradies are the alphas of society. I have so much respect for them, mirin their lives hard. I wish I went that route in life. At least working with your hands gives men purpose and fulfillment.

The first picture could be done for 6-7k in materials. Look at the vanity. It's not custom made and doesn't have any expensive countertop material, $800. All the shower tile is just subway tile which goes for between $.15 to $2 for each tile. Let's say $1.50 each at 600 pieces = $900. The cement backer board, water proofing, and thinset = $250. The floor tile may be marble for $4-$10 sq ft. Call it $7 sq ft at 60 sq ft = $420. Bathtubs like the picture go for $200-$1000. Let's say $600 in the middle range. Toilet is $200. Light fixture is simple $150. Faucet doesn't look fancey $150. Shower valve/head $250. Shower door $1000. Mirror is $150. Ceiling vent is $100. If you have to sheetrock the whole bathroom with mud, tape, screws, sanding blocks, sheetrock = $300. Paint = $100. This is a remodel so all the plumbing should be in place with only minor work needed. You're at $5800 with tax.

average house is like 450k.

brb one bathroom cost 1/4 of the house's equity....

just lol at bathroomcells. think of all the work and effort to build a 70k bmw (decades of research and testing). now imagine some tradies putting together some tile and vanity sets they bought from a buddy wholesale and charging you the SAME PRICE for like 1 weeks effort.

In all real tea it's probably more around 10k for materials for that project, depending on the shower system and condition of the existing bathroom.

The prices of tile and fixtures can also vary wildly. That vanity could be $1000 or it could be $5000. Tile could be $500 or could be $3000. It's a wild world out there.

There not structural damage from water leakage etc that needs repairing (again, no before pics or details)

And it’s just a standard tear out and waterproofing/refit

Tiles are large format porcelain glaze (ie they’re not actually using real marble)

Maybe it’s possible?

Ok maybe another $1k in tile glue and waterproofing membrane

But that materials cost is not far off

Achievable if they’re getting trade prices

I’ve been warning people IRL about this for about a year now

So many people are looking to buy “fixer uppers” to save money without having the ability to do the big jobs themselves

I’ve been warning them that the estimates they think are accurate are years old and inflation has doubled or tripled the actual price a contractor is gonna pass onto you. Contractors are also gonna look up and see you just bought in this environment and think you are made of gold and jack up the price even more. Expect to pay 50k for a new roof, 50k for new plumbing etc. your realtor is bullchitting you when they say a new roof is only gonna cost 15k. They just want that commission check so they’ll deceive you about that
