There is an entire industry built around buying and selling houses. It's like people telling me I should sell my place and get another to downsize but I realize that when I sell my house and buy another, there will be probably at least $20,000 lost in the process.

Ok. No-one is forcing you to use a realtor. There are plenty of homes put for sale by owner out there. And there are ways to find off-market deals as well. If you have the knowledge and don't need one. Don't use one.


As far as selling your own home to downsize don't use a realtor. Take off of work. Reach out as many local listings as you can. List it for sale by owner. Respond to all of the text/phone-calls you get about the house. Do walk-throughs with prospective buyers. Etc. No one is forcing you to use a realtor. Go ahead and educate yourself on the processes and take off work and handle it yourself so you can save that 20K.

You won't get listed on MLS or many other listings unless you are a real estate agent.

You should be able to go to the courthouse and sign papers like you would a car.

I'm not against agents, but the whole system, all the money, for what? How much actual work is required? It's all on a pre-made templet, why do these firms deserve so much? I think it should be easier. Legal zoom the documents and go from there. Instead of auto-trader we can have house trader. Need a mortgage go to a lender and they can approve how much to pay on a property and you just bring that with you to the courthouse.

Recently my girlfriend sold a house without using a realtor. TBH it was an easy transaction for her. A few ******** market posts. Word of mouth. Etc. Someones showed up and wrote her a check for the house. I believe they just took care of the paperwork at a local attorneys office but not 100% sure. But it was fast/easy. The key was she listed the house below market value for a fast cash sale. So while she didn't pay realtor fees. She did list at a lucrative price to have a cash buyer show up.


People get up in arms about realtors like its the only option. Its not. Just do your own deal if you don't want to deal with realtors.
I'm not coping at all. Buying/selling homes is not that complex if you take the time to educate yourself and deal with the process. I personally do not have the time so I don't mind paying a realtor. Its no big deal to me. Realtors absolutely produce something of value to me. They have the time & expertise to deal with all of the hassle. I don't understand why so many people whine about realtors. Just handle it yourself?

For some reason miscers that do not own homes make a huge issue out of buying/selling homes. I'm in my mid 30s. Most of my friends my age have already bought/sold 2-3 homes in their life-time. Its not a big deal at all. You want a house you buy it. You want to sell the house you sell it. If you want use a realtor, if you don't, handle it yourself.

Largely this. If you try to do the chit, you're going to have to spend a lot of time figuring it all out yourself - and risk fuking something up (that could potentially burn you badly).

Also there's other things...for example I used a VA loan for mine, and those require you to use a realtor (one that they appoint you).

I don't totally disagree with your sentiment though, to be clear and I think in a lot of cases the commissions are probably excessive. I bought the second house I looked at, so mine got some very easy money.

Have you ever tried buying or selling something on fb marketplace or Craigslist? Now imagine that with something worth 300k+ 99% of the population is too much of a ****tard to handle a transaction like that person to person

Listing your home, letting people come look at your home, answering the phone constantly to answer questions about the home, etc. is not manufactured hassle. You can do it all yourself. Or you can hire someone to do it for you. Or if you are shopping for the home. Doing all the leg-work yourself can be time consuming.

As far as contracts, legal paperwork, assessments, etc. its necessary IMO so you don't get fukked in a six to seven figure deal. If you are willing to assume all liability and just roll with it go ahead.



I really don't understand the hatred of realtors. They perform a service that people value. If people didn't value their service, they would not hire them. If you really just hate them skip that part and just go buy a brand new house from a developer. Boom no realtor needed. No hassle either. Its turn key.

Are female realtors still giving blowies to their clients?

I bought 3 houses and got blowies after closing each time. I thought this was the main allure. If they're not still doing that then they're a complete waste of oxygen.

They dont know the ins-and-outs of real-estate contracts, the lawyers you hire do.

My realtor did next to nothing. I sent houses that I liked (she never sent us options after giving our wishlist), she only set up the time to view the house.... didnt show up... We eventually decided to do a new build so we worked with the builder and she showed up on time to closing day to get her check.

When I was looking for a property I contacted my realtor from 10-12 years ago, but ended up just buying newly built, went to sales centre lol
