If the tenant takes good care of the unit and doesn't cause headaches then the landlord is playing with fire. You don't know how good you have it until you get a loser tenant who trashes the place and won't pay at all. Some guys I work with have had nightmare tenants and it can turn your life upside down dealing with the problems they create.

I have tenants who set their direct deposit to automatically deposit the first day of every month and sometimes it shows up on the first business day. It's a drop in the bucket. For 3 years there have been zero problems. They keep the place in better condition than I did. I have delayed a rent increase because they make my life so easy.

What kind of poverty landlord desperately needs the rent payment so badly that they can't afford to float a few days.

Landlord is a ******* imo.

Has nothing to do with the wealth level of the lord.

The rentcucks need to be kept on a short leash. Now it’s two days, but then 3 days, a week, then they’re in arrears and can’t dig their way out.

If they had good financial skills they wouldn’t be renting. As things are, however, is is the duty of the landed classes to supervise the best interests of the serfs.

This includes ensuring they do not have too much disposable income, as this leads to idleness and frivolity.

In CA if you don't F around and immediately serve the 3 day notice and then the illegal occupancy you can get them out fairly quickly. People don't, then complain it "takes forever"
