How to handle this landlord situation srs

- Been in the same landlords apartments last 4 years, 4x 12 month contracts, I pay rent in full on first day of the tenancy start, landlord fixes stuff (but I only ever required a boiler pump and after 4 years new washing machine).

- I am doing some stuff with my brother in the EU because I have a UK passport now so we are doing a joint investment in the EU as we can leverage some dumb foreign investor loophole tax break

- Because of the above + I am changing jobs so I will be moving to a different location (for commuting etc) in London in October. My tenancy expires on 5th June.

- Landlord says he wants another contract for 12 months from June 2024 till 2025 with a reasonable hike (still slightly below market rate).

- I told him I can pay him right now the new rate in advance for the 4 months extra I need but I can't do 12 months.

- He said insurance, mortgage and shieeet so he must sign for 12 months.

- I said we can do a break clause after 4 months if it keeps the formals.

- He said he can't do that. I told him I am leaving. He asked me where would I be going when 4 months it is difficult to get a contract.

- I told him AirBnB or a motel with an internet connection. I live out of a backpack and a large suitcase so I am flexible and will still be profitable (I need to appear at the office otherwise I will just go live with my brother's and pay him rent).

- He has tried to call me 2x since my last response. I think he all of a sudden probably wants the 4 month deal because he is outside the country himself and he told me way before me he has dealt with some really dodgy tenants.

- He insisted on the 12 month boxing in a bit too much. I am thinking of coming back to him that I will still do the 4m but not at the new rate. Even reduced compared to what it is now.
