Misc landchads how do you enforce racial preferences for your rentcels?

Say you owned properties a thousand plus miles away and hired a property manager. How do you let them know you only want white or asian tenants?

Its technically illegal to say this but you cant have dingers or mexicans ripping up your place and squatting on you for 12 months. Jews they can afford the rent but will nickel and dime you on repairs so they feel like they get their moneys worth.

You just have the property manager send you the applications beforehand

And insist that everybody that will be living there is noted on the lease, and any proposed pets are identified by breed

I guess that is the best you can do. But be careful because jews like to change their last names. I could see them trying to get you to replace perfectly good appliances claiming they are broke just so they get their moneys worth with the use of new appliances.

Yeah a pittbull is a dead giveaway but i would bet a lot of dingers and mexicans wont even claim their pet on the lease and just sneak them in later along with all their relatives.


Probably the best you could do is find an applicant with a malaysian or singapore last name I bet they would be a good rentcel and pay on time keep the place tidy.

None of this ever ends up being a problem if you are renting out expensive properties in expensive neighborhoods

yeah but if you dont live there, it could take your lazy property manager a year to figure it out and then another 6 months to evict them and their pitbull has been ****ting all over your house inside everywhere for 18 months by the time they are gone.

I wouldn't set it on fire if u wasn't a dick. So its ur fault. Think it over some coffee.

That said, i wood deny rent based on the individual, not the race. I had a black brah move into my neighborhood which I didn't like at first but he turned out to be the sweetest dude and has done alot to improve the neighborhood in the short time he was here.

Idk what the requirements are there, but here the letting agent is permitted to inspect once in any 6 month period (so one inspection say a month after they move in and then every 6 months) and they issue you with a written report and photos

It’s pretty hard to hide a pet living there(smells), or additional people (beds)

Employment letter is a good way to filter out people but doesn’t catch all the jeets

With jeets, you can try reviewing their applications. They never change their name to anything human so you’ll get names like dogjeet ramamandeep and you can instantly filter on that

I dont racially exclude. I tend to buy properties that only folks with professional jobs can afford to rent. Then its a background check and employment history. No vague "self employed" people that cant show historical data on the business. That easy. Most are engineers, lawyers, doctors, etc. They ussually only stay 1 to 2 years since they end up either moving or buying their own place…..but I have not had a problem in 2 decades.

When I was starting out I used to show up unannounced at prospective tenants' current location (if reasonable/convenient to do so) with some made up pretext to get a look at their lifestyle.

This is why PRE-screening is essential. You obviously don't disclose anything to those declined.

Just from a technical perspective, OP can require his agent to send him all applicants on an email.

Gmail API can forward it to his PC which can run a script on the application files attached and simply scrap by name. Then that makes an API call to ChatGPT with the string hardcoded taking name only

The result then gets checked against OP's preferences and deletes applications.

Then forwards back the leftover shortlist via another GMail API call.

The string to be sent to ChatGPT and his preference set is kept on his script and he doesn't have to give a reason to the manager?

Between google and chatgpt nothing you do is private. Maybe none of us are big enough to become a target, maybe they'll want to make an example out of us.
