Not sure how it is in Australia, but here in the States (California) she would have the right to call the police for a noise complaint and you can be issued a fine (for repeat offenses) OR she can break away from the Lease Contract and the courts would side with her as there was an issue on your premises that disrupted her life and you had no intention on fixing the problem.
