Real estate, precious medals, prepping supplies, stonks? I’m leaning towards real estate but I live in Florida where prices are high and insurance is unbelievably cucked.

My opinion is, if you want purely % gains / yr, probably AI and GPU tech stocks/etfs/mutual-funds. But I say that for short-mid term.
If you want to consider beyond that topic, then real estate IMO. You'll own it outright eventually so it will enable a lower CoL down the line (no rent/mortgage), or you can flip it for a profit, and/or rent it out for solid monthly income. Can also refinance down the road when interest rates are better and more equity is acquired to enable a mortgage payment that's cheap AF in comparison to the rents out there.

#1: Themselves to maximize income by becoming very good at something and thus valuable
#2. A primary residence
#3: Stock market in some form, ETFs or indexes
After that is up to discretion

Well, sonny boy, back in the 90s, it was obvious where to invest. It was the internet and technology related companies. Sons would say "oh it's maxxed out now things are gonna change boy it's time to invest in commodities instead grab your cocks and invest in chewing gum" because the popularity of something scared them. Well son, technology was the right thing to be invested in long term.
Now we have the same thing going on with AI and technology (again). I know it's popular and sons will be saying oh all that chit is played out. No, it isn't. It's got a long ass way to ride. Also, bitcoin ain't played out either, not even close.
Smack city of an ass boy.
