Just signed off on my 4th investment property, I carry no debt outside of real estate assets, I have an unlimited Amex Platinum charge card and a Mastercard with a 50k limit for places that don't take Amex, money in two managed funds - one aggressive risk, the other safer - and I'm making mid 6 figures and have done since 2012; now 40.

Seem to be doing OK.
