In my experience as a owner and Property Manager, like 90% of all drama is caused by black tenants. We have one unit that had some subtenants who were black guys and had a Pit Bull that chit all over the house, and they busted out a couple of windows and broke the glass door on the shower.

Then there was another black lesbian couple where one was basically the abuser and the other was being abused, and they would come into the office and try to get the Manager to try to mediate their drama.

There have also been plenty of great black tenants as well, but when there is ridiculous nonsense, it's mostly black people.

I am moving son from san diego to arizona.

Noticed that the places i am looking at all require a deposit about 1.5 times the rent.

rents are high here of course but usually the deposits are reasonable.

So it will take me like 3500-4k just to get into a decent place.

That alone seems like it would weed out a lot of people you would rather not rent to.

If you are very Eurocentric, it may be worth considering moving to a European nation. You just have to put $$$ aside as the salaries there are much lower on average and taxes much high.

Italy is still 94%+ white (source:https://en.wikipedia.org/wiki/Demogr...ly#Immigration) Greece is 92% Greek, Portugal is 95% Portuguese. Switzerland is over 90% white. Only UK is 80% white and Germany is just over 85% white. Poland/Hungary/Austria/Croatia are around 98% white tho. They also get a study stream of Eastern European, Polish and white South African immigrants, so their white populations will stay somewhat stable.

USA is only 60% white and declining.https://usafacts.org/articles/non-hi...e-2020-census/. 2% of the USA population is also Jewish. I would say that the USA will be 25% white in 100 years because 90% of immigrants are non-whites. Don't think a day went by in my life which I was fortunate enough to not see a single Jew or a non-white person.

So yes, only leave if you are highly Eurocentric/nationalist type. If you have kids in the USA they will almost certainly eventually marry into non-whites or Jew family between now and the next 100 years.
