1) Kitchen cabinets and doors would look better if they were dark oak-colored.

Basically, it sounds like, with my limited experience in real estate and estate law. Like lawyers got involved in the real-estate process and found a way to screw people over long term. When you die, you'll pass along to your family the opportunity to extend a lease. Nice.

Think you are right about the kitchen doubt there is much I can do with the sink will check the lease. There's no furniture in there that is mine, he left a few poverty bits , all needs burning really

Just the way it's almost always done over here with apartments. I'm not really getting screwed cos it's not really like there is a choice. You just have to be aware of what you are getting into.

I hole-hardedly agree, but allow me to play doubles advocate here for a moment. For all intensive purposes I think you are wrong. OP, there's some confusion in here because typically in the US we rent apartments, but purchase condos/townhomes. Atleast, in So Cal that's typically the way it works, some states for example such as NY may call a condo a flat and/or apartment that can be purchased as freehold, I think, but am not sure. Most Ca real estate is free hold, or as we call it fee simple.

Is freehold available where you live? What's the price difference between your leasehold purchase and purchasing a freehold property?

It just sounds very similar to how our auto-lease program is. Except everyone knows leasing a car is generally a poor financial decision.


I'm not sure what your contract looks like but I'm guessing you really won't be able to turn a profit years from now when you decide to leave. The building owner likely knows that you won't keep it forever. And when you do decide to sell/move, he'll renegotiate the place at a higher rate with a new client due to property prices increasing.



Its an ingenious way to make a fortune in real estate really.

You gain no equity right? You'll never profit off of this?

I dont think there is an expiration here in the US if you buy a condo.

Apartment - A unit that is part of a larger complex, that whole complex is owned by a person or company who rents them out individually.
Condo - A unit that is part of a larger complex owned by the tenant, who can can also rent it out to others as they see fit.
Townhome - A house that shares a wall with another. Owned by the tenant, who can can also rent it out to others as they see fit.

Yes, it is. Very little price difference with such a long lease. I think the issue is that literally every owner has to agree to buy, and in a largish block that isn't likely.

Not how it works.

If I sell in 20 years, the new owner gets a 140 year lease. On that time frame, it works exactly the same as a freehold. I'm just paying a management company that is pre arranged, rather than doing any negotiating myself.

None of this is an issue until the lease gets to less than 50 years or so. Then the value declines quite sharply since you could be kicked out within your lifetime. This is an issue with older London apartments with owners who have just ignored the lease running out. Like I say, you just have to be aware of what you are getting into.

As above, yes can move out and rent it out at any time, or sell it with the time that's left. Since that's going to be over a hundred years it won't hardly affect the value at all. Lease values decrease on a log scale.
