Yea just don't buy right now.

Wait until either the housing market crashes, or wait for them to artificially keep it afloat by continuously decreasing interest rates. I have a 10% down payment right now for a 150k place, but would rather wait since the market is so bloated and the 150k house is ****. Even the townhouses.

Everything around here is starting to come down now. Very slowly. A lot more foreclosures/pre-forclosures.

I'll live at home until the spring and rack up 20% down payment and buy a decent place cheap to build equity and eventually sell it high in 5+ years or rent it out.

LOL if you buy right now unless you have to.

Because the culture has created an idea that living in a city is the only way to have fun and enjoy life, while living too far from a city is depression and nothing. Yet every city is riddled with debt, crime, homelessness, the highest rates of depression, etc. Apparently you are missing out if you aren't going to local breweries in the city every week and having tons of hip bars and stadiums to go to games and stuff.

If you are planning on having a family or have kids already, Stay far away from cities.

Generally agree and this was my plan, however there are certain reasons to live in cities. Having a diagnosis of some sort and having to go to like 5 different therapies? Yeah, that's going to be bitch to deal with living in the sticks. Currently my problem, life's really changed for my family. That's IF the nearby city even has the services you need. Also, traffic. Part of the reason cities are dense is the opportunity factor-more jobs. People try hacking that by working in cities and commute in from suburbs. That's a giant waste of time and money though.
Virtue is its own reward.

What about the suburbs lol? Not sure what it's like in other areas but every city around Detroit has a **** ton of bars or places to meet girls. I'm not talking about moving to the middle of fuking nowhere North Dakota.

I've never been to cali but I guess my point is, I cant see barely getting by and being broke AF living in a 300sqft apartment forever just for nice weather and a downtown scene. Plenty of other places around the country that have awesome weather 3 seasons out of the year. Michigan has just as many registered boats as Cali. Brb buying a 2000sqft house on the water for 300k in michigan.

The whole front range is ridiculous. Rent too. I used to work in Colorado and live in wyoming, a 35 minute drive. I payed $450 for rent in wyoming. The same thing was $1200 in Colorado. Screw that bs

You're wrong. Do you know how easy it is to afford a 500k house for a married couple with 2 tech jobs, or 1 tech job and a regular 40k income for the other person? Very easy. At 3.5x income to house price, for 500k you're only looking at $142,000.

Hell, bus drivers here in denver start at like 22/hr. A couple who both drive a bus are only ~49k away from being able to afford a 500k house, not counting overtime.

Two middle class incomes combined are short over 50% of the income they need to afford that house. On top of that, good luck with kids (hello daycare lol). 22/hr sounds good but that ain't jack chit. I make 27.60-and only way me and my lady make it is cos we're frugal as fuk.

Yeah living in a decent house in one of the most in demand markets isn't easily achievable for average income families. It is very easy to own nice things on those incomes in average places though.

My point still stands. It's mostly high income younger families buying houses for 500k range in denver. I live in one of the most in demand neighborhoods here and see it myself. You vastly underestimate just how many people here make over 100k by themselves.

Lol. I'd imagine software engineers do quite well. But there's also network engineers, systems administrators, devops engineers, qa and other analysts, it security guys, and pretty much all it managers in the 100k+ group. There's a lot of people leveraged or struggling because the market is potato . . . but there's a HUGE number of households knocking out big incomes. The median household income in the entire metro Denver area is almost $80k. The median household income in Douglas County where I'm at is $110k--5th highest in the nation. Lots of tech-related, dual-income households and lots of Cali transplants and east coasters who cashed in before coming here (unfortunately).
