Been reading some replies.

Earlier I quoted something like "successful but not to that extent".

I have a father and mother who own an extremely successful electronic manufacturing firm. I'm not even in their business. My father begged me to join him like 3 yrs ago and I told him, it honestly wasn't for me. I'm not happy sitting in a closed office figuring assets/depreciation calculations while managing every other aspect of the business he expects (Problem with family run, is they want you to do the job of many/all with no immediate returns). I already earned a substantial living off of my own business/s': Real Estate/ Food trucks in medium to large market cities with most of our advertising in local event/ big and large.

It didn't grow fast. My food trucks took about 4 years to start turning a profit, but when they did...whoooooyyeee misc. I had to open a brick and mortar to establish myself in various regions. It's not nationwide (yet), mind you, but I've got 8 solid locations with 2 cold locations opening in the next 3 months. My food truck+restaurant business is starting to take over my time+management of my 7 properties (all owned and paid for thanks to flipping regime I started in 2002). My business hit positive cash flow the last 2 yrs, but with a "steady climb". The introduction of 4 locations the past 6 months (takes 3 to get going) has landed PCF and my rental properties are minimal but still getting me around $7k cash flow as long as no problems (I'm including regular maintenance fees and replacement into this calculation). As an entrepreneur and investor.....I'd say the rental properties depending on your current housing market and saturation would be best to consider......I got real lucky with the food trucks/restaurant.

+1 on the rentals, should have 4 by the end of the year with a net cash flow of about $3k per month
Do it op, sell the cars and buy rentals instead

Life ain't over till you take your last breath. You're alive, you can start today and make a change. You have a passion we all do, pursue it, exploit it, monetize it; and you will be happy to boot because you're passionate about it.

When you use someone else success as a gauge against your life, you will never ever be happy. Trust me, I have been there done that.

You're miscing right now, nothing says you cant open a tab on investing and just read. Everyone starts somewhere, and starting today is better than never starting at all because you "thought" you couldn't do something.

It won't be easy, as evident by many posters here complaining they "haven't made it". If it was easy we would all be CEO10k/day, a comfortable life is afforded to those who are hungry and want it more than they want to breath.

I wanted to be a soccer player that was my dream, I busted my a$$ to be the best I could be and I wasn't good enough. thats life.

Now all I want is peace really. Everything else I dont have control and I cant get it. I really wanted to have a dating life but it's not the cards for me either.

All you can do in life is your personal best. sadly sometimes that's just not what you want

You're lucky, dude.

I did the same chit you did up until 19, ended up miscing and lifting for a solid few months before retreating back into myself and fuking my life up. 24 now, hating my life still, no progress since I was a kid. At least you did summat about your predicament; Repped, just wish I could do the same thing that you did.

Hey any tips on how to get started buying rentals? dont you need a 20% downpayment to have positive cash flow otherwise your mortgage will be too high?

yes, the cash flow is dependent on the down payment
The yield( return on down payment/down payment) is actually higher on a lower down payment but the risk increases as well as the mortgage payment is higher
Either way, I prefer hard assets that cash flow vs stocks

Eh, not really except for look on Google, reach out to employees of that company. Pick the strong providers for any space, the ones who are having success. A bit of research and actually asking people (even if it's out of the blue) will guide you.

Step 1: ask around, pick a space to pursue

Step 2: Get relevant experience and pursue. Message people on LinkedIn from your reputable profile/well built profile, and ask who the top providers in their space are, ask for guidance.

Step 3: Pursue said providers.

Personally, I think if you have a well built LinkedIn that makes you sound like a real professional and good at what you do, and you message 3 people per week, hopefully recruiters and some real people (you can even ask the people for names of recruiters) and fill out two applications per week, that's about 1-2 hours per week and it's only a matter of time before you land your interview.

During your interview, just be honest. Tell them how ambitious you were and how you managed to get yourself in front of them, you'll do the same for their business. You're willing to learn, work hard, and you're talented. After all, it will be the truth. If you do this, you'll be in the top 5% or so of ambitious people, and that IS EXACTLY what companies want. Again stressing the point it's all achievable.

Crm would be your customers information, followups, meetings, shipping information contacts basically all the boring stuff you need to run a company.

There's software that lets you access it on an ipad, for example you are working for say a door to door company like Shaw someone legit, you can pull up your application on the ipad, find real time install dates and email it back to you boss right away. all over a secure network. Well that's what I use to sell could do, the company I worked for no one knew or trusted haha.
I think that's a good start but honestly, it sounds difficult. It's selling more of a luxury/premium to a business, vs something they absolutely need to survive and thrive. If I had to start from scratch, I'd pick an industry, and I'd find the services that the industry NEEDS. Then I'd find the providers that provide those things they need, where sales are bound to happen.

If I was hungry.. who would you rather be. The sales person presenting a cow to me? Or the person presenting some premium calamari to me. I'd find the top cow providers in my space, then I'd use LinkedIn to find the cow employees in their sales department, and I'd message all of them and get opinions and network. This is, assuming I didn't have any real life connections.

I hope that makes sense and helps you.

I have a solid chance any given year of making 300-400, there are 4 on my team and one of them is genuinely making about 500k this year. Obviously it's a rare occasion, maybe once in every 5 years but it happens.

Long story short.. if I'm being honest, I don't see the need to not have a life now and pursue that. I'll already be a multi millionaire in my 30s maybe once or twice over, and multiple times over in my 40s. Without a doubt. Why would I need more of that? I'd rather give it away and help people (srs) and I only need a million or so to do what I really want. I'm already set.

I might as well enjoy my 20s with some cars, vacations, luxuries, it's not slowing me down. I'll still have my spare million to give away. I've got a sort of plan to start a charity and teach younger guys and girls (like I'm teaching you all now) on how to achieve more and teach them it's entirely possible.

That's awesome dude. I wish I could be your business partner, I'd love having my own business, and now that I actually have capitol it's always on my mind. I actually have some great ideas for food carts in my area.. well more specifically a restaurant idea in my area. It's an untapped market.

If J is reading this she knows what I'm thinking

Congrats on that and keep it up, that has to be extremely exciting

That's awesome.. I sort of want to begin but houses in my area are wild expensive. Plus... I research a lot and stocks should perform about the same as houses/properties.

Just the ability to say you have 3 properties though is pretty huge.

This, I know 5x10 (I love how this place is like a little community) we've talked many times in the last few years. He's very successful also. Regarding that hard assets.. I've heard that from many home owners. It would be nice plus it's got to be a safe feeling knowing it's an actual physical thing. You can drive by and say "that's mine"

Going to be a slight brag thread, my only intention is to let you know how I made it. I've been in the "made it" phase and don't feel too much of a need to brag to the misc, mostly a genuine thread. So.. here's my life.

- Grew up poor/poverty/FA, couldn't get girls as a young teen, anxiety, cheated on, broken home, no mentor, everything.
- Very painful childhood, most odds against me. Always said and thought I'd eventually be something.
- Dropped out of high school, tried a weak community college that was basically taking advantage of people (too young and dumb to realize it) failed that also at the very end. First half of my life I failed everything, surprised I made it through life at that point.
- Been a miscer for a looong time, almost 10 years, browse multiple times per week for entertainment.

Around 19 I started working out (right after finding misc) and my face started to mature, I ended up going from not all that good looking to a pretty good looking kid. First time in my life, I started to get attention from girls from it. That changed me a lot but I still had a lot of anger/anxiety/pain and issues in my life. Still.. my looks changing was huge to me because until age 17/18, I was completely FA. More so due to anxiety I had/couldn't approach. Finally... I was pulling and getting a lot. Loved that. Still hard, still made minimum wage.

- At 23/24 I had my lucky break. I had a low/entry level sales job and was very good at it, built a good resume and networked.
- Luckily got a dream job (right place, right time, luck and prepared/ambitious) started at 120k, half salary half commission.
- Over the next 2 years worked my way asking for raises/performing to a full 200k+ income.

Fast forward to current life:

- 27
- Have a house, with a huge quarter acre back yard, 3 bedrooms (just for me) in the most desirable city in my state near all my friends/where we grew up
- Professional career position, salary just about 100k/year, full benefits, commission another 100+ for a total just under $250k/year, which I'm actually hitting this year (first year over 200k income)
- I work from home with no supervision, work however many hours per week I want. Usually around 30
- Travel the country for free, about one 2-4 day trip every 1-2 months. Suit and tie business travel.
- Have a top model Maserati for fun
- Have a nice Cadillac for daily driver
- Hot GF who's successful & loyal (lol I think) and intelligent
- Buy toys whenever, zero debt, well on my way to a million in stocks/savings excluding physical assets
- Will be a full blown millionaire liquid without counting assets

That's basically made it status. Expecting genuine questions to kill your curiosity. Please no questions about what I do, it is a professional software sales position that any ambitious, professional person can get into with a few years/decade of effort.

Cliffs:
- Was a young FA miscer, poor, rough start to life, it sucked
- Now 28 and have most everything I could ask for
- Wanted to make thread to see if anyone wonders how I feel, waiting for questions
- Hope to get the message across that it's not nearly as hard as people think it might be
Similar to my life story, except I wasted a huge chunk of that time in the military, which translates to not making crap, so I am behind you despite being older by a few years - I am at right under 100k and expecting a raise this year which should break me through like a mushroom head through a hymen. I also wasn't as much of a beta in my teens.

I would be surprised if you lived in California btw, I don't know many people in the 120k-200k range that can afford a Maseratti, and it be one of two cars, not if they own/rent their own place. Taxes here are ridiculous and the cost of living is absurd.

I would be surprised if you lived in California btw, I don't know many people in the 120k-200k range that can afford a Maseratti, and it be one of two cars, not if they own/rent their own place. Taxes here are ridiculous and the cost of living is absurd.
I don't live there but would love to. Although my area is nearly as expensive. Again... the trick is buy used lol. Lightly used so resale is high. It has 20k miles on it.

Awesome story brah keep it up, and thanks for serving. People respect that.

Thanks for the motivation brah, I am in a good place career wise and in my space, I can get to 300k/yr plus in a few years, so I am keeping my head down and working up to it.

I am tempted to move to a state with lower/less state taxes among maybe other benefits, but it also has to have nice weather, a booming housing market, plenty of sloots, and decent gyms in the area.

Keep up the good work, it's inspiring!

Lol... check out Austin TX, but the low cost of living won't last longer than another 6-7 years. However it's probably perfect for what you want right now. Don't live directly downtown. Good job man, you're on a great track. Surprised for a red haha

also this is convincing me not to become a software developer when I could just sell software and improve my social skills that would actually improve my life overall instead of some ******* programming languages

Don't get me wrong... a developer would be awesome. It's not all about money. I wouldn't change your plans based on one thread if your original plan was good. You won't be filthy rich as a developer unless you develop your own stuff, but it's a steady job and definitely has the potential to be a 75, even 100k+ income job once you're senior and market yourself. I'm enjoying my role and position, but not all sales positions are comfortable, it's stressful making your way to the good ones and things can very much go wrong and have rough years. I'm just saying.. a developer is a good job.

i agree but it takes a lot for me to wrap my head around basic concepts in programming and i dont have the interest that a lot of software developers do in their work, on top of all that the IN language will eventually change and you will have even more learning to do. I'm just looking for a grind thats suitable for me.

It takes a long time to learn any complex thing. I'm 5 years into my space and just recently feel like I can fluently speak the language. Fake it until you make it.

The harder something is, the less people can do it. The less people can do it, the more valuable you are when you can do it. Most jobs today in the US are compensated solely based on how many others can do your job.

Thank you man.. posts like this made my night better. I know the first post comes off as just more of a bragging right, but like I said threads have a process. I knew that would be the attention getter, once I have your attention and others attention I can try to do my best to help other brahs get into a better position themselves with advice on how it worked, what it's like, etc. So my intent was to make a useful thread.

Thank you.

Once you're in though, you're in. You can pick up the next language/technology that comes along while you still have a job/career and are in the industry. It's getting your foot in the door that's the hard part.

I also do development work as a consultant.

That said, you have to have some interest, otherwise yea, it will be kinda hard to make something out of it.

What page is he on? I didn't see that username. I come here and check out the forum a couple times a week (2-3) and haven't ever seen a thread like that with someone by that name.
