when someone chides you on renting - ask them for the $100k down payment so they can buy that half decent non-ghetto $800k house in the city assuming they have great credit and secure job.
watch them shaddup.

so thats a 40k return on an 80k investment as a first time buyer.
tell me *******, what investment do you have that gives you a 50% annual return? go ahead ill wait.
oh and if you dont believe me ill posty the agreement of purchase and sale.

But this wasnt directed at people who work at walmart and have **** tier credit, obviously they are renter class and always will be.
if you have an established career and have decent credit in your mid/late 20s, you can get an affordable mortgage with 10-15% down. shiet you can get it here in communist canada, ofc you can get it in america.

Yet another miscer that proves they have no understanding of how real life works.

There's condos - but they rarely rise much in value and even condos are insane in prices (eg: toronto, la, nyc) with additional "monthly fees".

Oh fuk that.......let me put the thousands of dollars I have towards a deposit and buy a place even though I don't have help from mommy and daddy. Great logic.......

as for have zero option to buy anything, whos fault is that? my buddy that leases the a4 has a solid position and probably pulls in 70k a year. if he had managed his money better he would have had 60-80k saved up by now.

After the last crash i decided it was now or never. In a few years i would be priced outta the market again. I bought a place and the mortgage payment is a little less than $200 a month more than renting a little ****box guest house 1/3rd the size of this one. Now my house is worth more than i could afford today.
In all these threads I always see a bunch of excuses people make to rent. "i want to be mobile blahblah" If I had to move asap I could just rent this place out for over $600/month+ in positive cash flow or sell it for $150k more than i paid for it. You ****s can have your renter mobility ill be mobile when im financially independent

I am paying a mortgage off. I pay a fair chunk over the minimum in order to smash it off quicker but it's a by far the largest expense and costs more than renting would at the moment. If I lowered my payments to the minimum it would be slightly cheaper than renting.
I have a family and a stable job so moving around isn't a priority for me and the biggest factor in me chosing to buy was to not have to worry about paying rent when I'm older and want to retire. Having a paid off house takes a lot of the financial stress away. Hopefully get it knocked off in the next 10-12 years and be debt free.

theres a reason so many young adults in usa live with their fuking parents, let alone have their own house
80k is a fuk ton, people work for 10+ years and dont have 80k lying around

That was the entire point of the op.
And I'm not ragging on people getting a mortgage, I'm ragging on people paying it off. If your intent is to pay off your mortgage in 50 years then you are essentially renting from the bank or whatever 2nd/3rd party lender you went with.

Congrats brother, Although I am sorry you correlate a degree from "Unknown Top School in Country" with intelligence. I went to a private university with a scholarship and then a public university, I'm doing just fine.

In my case, I just recently became approve-able (screwed my finances in an early marriage in my 20s, 31 now) and I don't have the disposable income to drop on a down payment yet. I'll get there soon enough, but it's a lesson learned that you do pay for your mistakes in life.
