I personally LOVE the culture in LA, access to world class food, art scene, music scene, amazing natural scenery (mountaintops and beaches within minutes), etc. If you care more about driving on open road at any hour of the day and think the rest of the amenities above are no big deal, then definitely dont move to LA. But this cartoonish image of mexican gangbangers on every corner jumping out to stab you while you sit in traffic is... well fkin cartoonish lol.

He would be paying HOA fees/taxes/etc by renting as well so I think that sort of cancels out those. If he just bought the property and let it sit without living in it then maybe that argument would be valid.
I am guessing the value will go up more than 100k due to the renovations he has talked about doing. If he was not doing any renovations and it still went up 100k that seems pretty good to me.

On top of that you talk about renovations but then mention you havent touched the bathrooms or kitchen. What did you renovate then? Anything other than bathrooms or kitchens FIRST is a mistake. Even a novice knows that.
Who has a $600k place by 30? I know 27 year olds with $450k cars paid cash. But they dont post on misc acting like they are balling.

Unless you are living in an area with COL as high as yours why spend 500k on a single property? I could get approved for a mortgage that much....does not mean it would be an intelligent move in my area.
In reality you make the same wage as a nurse in california.
