Market can crash and then what? I'm not planning on moving in the next 10+ years. Middle of a remodel right now. Life is great. My house value could cut in half tomorrow and I know 10 years from now it'll be worth more than what it is now...

There are calcualtors out there that will tell you what is best for your situation, but if you have a family, buying ALWAYS comes out on top in the long run, by a huge %.

And like ratfish said, there is no better feeling that not having to report to a landlord all the time and doing whatever the **** you want.

Renting feels like you are still living at home with your parents.

You are not a true adult until you own your own property.

You can definitely rent a house with a view. I'll own a house with a view and make any change I want to the house at anytime I want. Same time I'm out here doing any changes to my dock I want. I'll build a ****ing slip and slide from my deck down to the river and do backflips off the slip and slide into the river wearing a thong.

I would argue a better question would be how many doors do you rent out? Do you manage these properties yourself or with a group? What is your typical cash on cash return, hold time and equity multiple on your investments? What type of properties do you invest in?

Been on this forum since 2006. Very few posts. Only post when I KNOW I have something of value to give back to the community. It makes me truly sad that so many of my brothers are convinced owning a home is always in their best interest...

Take ooph for example: putting god knows how much cash into remodeling his home. Property taxes, mortgage, maintenance. If he is happy with his house then fine. But lets not act like it is some amazing investment. It is a lifestyle decision for sure. Can you imagine if he put all the cash toward something that actually paid him monthly? Owning a home is not your path to financial freedom my friends.

You mad I'm spending 200k on a remodel that will increase my property value $250k or so? I wouldn't care if I put 500k in it and it only increased my property value $250k. I have plenty of investments and cash on hand that I couldn't care what happens in the house market. It can go up, it can go down... at the end of the day I'm still going to own this house 10+ years from now.

Doesn't matter if we have another 2006 crash happen... my apartment complex will still be full.

1) I have a 3.875% rate on my mortgage. No banker is salivating over that payment. The stock market averages more than double that return.

2) Who gives a fuk what happens if you don't pay your property taxes? What kind of peasant can't afford their property taxes? Mine is $4,500 a year. If you can't afford that, you're gonna have major problems trying to rent a shytty apartment as well.

Fact is, I'm going to still be paying my current monthly mortgage payment in 25 years from now while your rent is probably going to be double what you're paying now. Then a year after that I will have paid off my mortgage and will only have to pay my property tax, while you'll be paying an outrageously high number for rent in 2045.

I said this in the past, none of you *******s live in international cities like Miami or NYC or LA and purchased a $1-5million dollar house, then sold it for 300% or 3x profit. Instead you bought sh.itholes that other poor people and illegal laundering immigrants are desperate to buy for citizenship and tax reasons which is "how" your $150k house went to $450k in 7 years.

Want to gauge the true real estate market? look at luxury real estates, where homes go for $1-10m and becomes harder to illegally launder money through, and guess what *******s? Those home owners always lose money when they sell $10m property for $7million.

My take is I rent but ******* landlords do ruin quality of life but if you live in international city, impossible to save 20% for house/apt that cost $1-5m. My goal is to eventually get car and move far away because amazon prime >>> better prices and availabity for everything and I spend way more time on TECH like ipad and 4k 50 inch tvs at home as local city attractions have become boring.
