Can only assume you're a rentcel and a minimum wagecel as well.

Trust me, if you have kids, you want a lot of square footage. lol.
I can rent my house for 2+ times my mortgage... and I will, once I don't need the space anymore. Then I will rent something small that my rentcells are paying for. Or maybe buy another small house, which, yep, my rental income will still pay for.
There are calcualtors out there that will tell you what is best for your situation, but if you have a family, buying ALWAYS comes out on top in the long run, by a huge %.
And like ratfish said, there is no better feeling that not having to report to a landlord all the time and doing whatever the **** you want.
Renting feels like you are still living at home with your parents.
You are not a true adult until you own your own property.

If you enjoy living in one place for 10 years with the same old view?
We gonna act like you can't rent a house with a view? Must be a new law I am not aware of
If you enjoy spending your free time remodeling your home, your labor or otherwise...
If you assume that housing value always goes up (we gonna act like 2006 not gonna happen again sometime, please let me use your crystal ball).

You can definitely rent a house with a view. I'll own a house with a view and make any change I want to the house at anytime I want. Same time I'm out here doing any changes to my dock I want. I'll build a ****ing slip and slide from my deck down to the river and do backflips off the slip and slide into the river wearing a thong.
Good luck doing that, you rentcel.
I do enjoy having brand new **** in my house. You can enjoy the decaying trash your slumlord has in your rentcel cope space.

The whole point is compare returns if that money was dumped into the market or even any other investment other than a dam house during 2006 and compare the returns!...
Bro if you like living in one place for eternity and are happy, more power to you.
If you like spending your free time remodeling and building a slip and slide in your thong, more power to you.
Get your tan on broski, I am not hating on that.
But everything you are describing is a lifestyle decision, not a financial one!
Housecels always so smug thinking dumping all their money into a god dam house is some great investment!
Your house doesn't pay you every month!
Some banker is salivating at the thought of your mortgage payment.
And I know you need somewhere to live. We all get that. But the flexibility and savings that come along with renting cannot be argued with (unless you live in some leftward sh!thole i.e. NYC or San Fran)...
Would much rather pay some mom and pop for a reasonable place to rent than the dam banks or government raping you every year with property taxes.
The banks and media has all you housecels so confused.
You think you "own" your home? watch how fast the government comes for that house when you don't pay your property taxes...

I bet they are a fan of you as well.
Sounds like a win-win proposition.
not a zero sum game
besides, we are not arguing the benefit of renal properties or real estate in general. We are arguing owning vs renting where you rest your head at night.
Rent where you live. Own where you rent.

Strong reading comprehension.
Strong reading comprehension.
I will be the first to admit I owe a lot to my parents. Doesn't make the monthly checks any less real.
If my posts help just one brother on here understand that owning is not everything the media makes it out to be, then these posts will have been worth my time.
learned a lot from the misc. Try to give back.

Damn that NYTimes calculator says it would be better to rent a place for around ~$4,000/month rather than buy with the prices I'm looking at right now (~950k-1.01M)
gotta dive derper.

You backpedaled on this question the last time around.
You backpedaled on this question the last time around.
That is like asking "how many stocks do you own"?
I would argue a better question would be how many doors do you rent out? Do you manage these properties yourself or with a group? What is your typical cash on cash return, hold time and equity multiple on your investments? What type of properties do you invest in?
Only bother to post to try and wake up some of these miscers who are asleep.
Been on this forum since 2006. Very few posts. Only post when I KNOW I have something of value to give back to the community. It makes me truly sad that so many of my brothers are convinced owning a home is always in their best interest...
Take ooph for example: putting god knows how much cash into remodeling his home. Property taxes, mortgage, maintenance. If he is happy with his house then fine. But lets not act like it is some amazing investment. It is a lifestyle decision for sure. Can you imagine if he put all the cash toward something that actually paid him monthly? Owning a home is not your path to financial freedom my friends.

I strongly disagree, I think Grant Cardone has many good lessons to learn from albeit as a starting point.
I suppose I am a kid to you by numerical age. However if you are actually 39, and have over 7K posts since 2015, and only spew negativity here, I am not sure there is much else to discuss.
If you are ever in Austin sometime, PM me and we meet in person. I am always down to converse life/finance/women/success with a fellow misc brother.
Most of the posts on this board are trash in good fun, particularly in the recent years. But there are some gems here and there that I have learned so much from.
You seem very unhappy.
I wish you the best in your life both financially and otherwise (srs)

Bro, again, "Quality of life" at what point did I say anything was a financial decision? I'm already in the 1%. I can afford to splurge a bit and blow money on a nice house even if it doesn't give me a better return. Why does every decision have to be a financial one if my finances are already set?

Watch me answer that question. How many properties do I own? One, the house I live in.
How many properties does my father own? 5, 3 single family homes, one multi family home, and a 12 room hotel.

2) Who gives a fuk what happens if you don't pay your property taxes? What kind of peasant can't afford their property taxes? Mine is $4,500 a year. If you can't afford that, you're gonna have major problems trying to rent a shytty apartment as well.
Fact is, I'm going to still be paying my current monthly mortgage payment in 25 years from now while your rent is probably going to be double what you're paying now. Then a year after that I will have paid off my mortgage and will only have to pay my property tax, while you'll be paying an outrageously high number for rent in 2045.

I said this in the past, none of you *******s live in international cities like Miami or NYC or LA and purchased a $1-5million dollar house, then sold it for 300% or 3x profit. Instead you bought sh.itholes that other poor people and illegal laundering immigrants are desperate to buy for citizenship and tax reasons which is "how" your $150k house went to $450k in 7 years.
Want to gauge the true real estate market? look at luxury real estates, where homes go for $1-10m and becomes harder to illegally launder money through, and guess what *******s? Those home owners always lose money when they sell $10m property for $7million.
My take is I rent but ******* landlords do ruin quality of life but if you live in international city, impossible to save 20% for house/apt that cost $1-5m. My goal is to eventually get car and move far away because amazon prime >>> better prices and availabity for everything and I spend way more time on TECH like ipad and 4k 50 inch tvs at home as local city attractions have become boring.
Want to gauge the true real estate market? look at luxury real estates, where homes go for $1-10m and becomes harder to illegally launder money through, and guess what *******s? Those home owners always lose money when they sell $10m property for $7million.
