I was really surprised when it went through my head why would someone be willing to do this.

But the landlord changed his tone from "I want my money NOW I don't care" to "Sorry for the inconvenience let's see how we can arrange payments after COVID-19 settles down".

That is how I know he is ****ed. Because he really was willing to do this unlicensed with all risks involved and he changed immediately once he realised the unemployed flatmate knows about HMO and awared me and the other guy about it.

Report him. He has no business being a landlord if he doesn’t know (or doesn’t care) about operating inside the Law that governs them.

If a food factory wasn’t abiding by food hygiene laws, they would get shut down, regardless of the circumstances. He is not so special that the rules don’t apply to him.

Why do you keep insisting on this? I know of dozens of cases in the UK where the 'consent to let' is provided later, e.g., when a flat was bought to live in and someone moves from the mortgaged flat in London to NY to work. So they can rent it out. The person tends to get a bit shafted by the lender on the fees etc. In this case, likely penalties/back paid too.

Are you being deliberately obtuse? You seem out of your depth here, but if you think the landlord is going to jail for fraud feel free to beat off to that.

It’s mortgage fraud, fact, op has already confirmed with a lawyer. I’ve been a landlord in the uk for 10 years. If you let it out and tell the lender a few weeks later because it ‘slipped your mind’ you’ll probably get away with it.

Nothing to do with op. This has been going on for 6 months at the very least combined with no license and almost certainly tax evasion etc. THEN he tried to screw over two tenants who were irrelevant to the situation of the third. (I think it’s also illegal to raise rents by 30% btw). Fuk him.

Never mentioned jail, I said he was committing criminal fraud. The penalties will depend on a lot of things but from what we know I think the house would be repo’d, the local authority would blacklist him and he’d lose his job.

Landlords don’t necessarily make that much money, unless they bought at really low prices or it’s paid off. Most in my area do it for appreciation, and returns are only 4-5% until you have the property long term.

This is what we see in the US as well so it would be VERY surprising to see any sort of action on this IMO but I will not state an opinion on UK.

The most that would happen in the US is you would need different insurance but its not criminal in practice.

It’s completely different here. It’s a totally different mortgage category, far more expensive. Plus insurance, plus license as in the op.

You keep repeating 'fraud' as if it will guarantee what theoutcomewill be. You cannot guarantee the outcome. And I simply stated what the likely outcome is from many cases I have seenin the UK. You seem very unfamiliar with how banks actually operate when it comes to mortgage milking, and worse you honestly sound rustled because it's an 'asian' (I know which word you really want to use here - I lived in the UK long enough for that) landlord. Take it up with your UKIP buddies at the pub.

I simply do not understand why would anyone risk huge fines + compensating tenants alone..... (let alone potential problems with mortgage + criminal record) for any amount more compared to having everything in check.


Blows my mind really. Because let's say he was the nicest landlord in the world and we had an awesome tenancy. Well, even in those circumstances he would risk having tenants snitching on him anyway and getting their tenancy for free.

3. What you think the bank should do isn’t here nor there. I don’t think they or his employer would take any of this lightly. It’s a sustained fraud, not an ‘oops unplanned letting and forgot to tell my bank for couple of weeks’. You know this perfectly well which is why you’ve now decided to make this a race bait thread.

Had an Asian landlord 20 years ago.
Among other things he used to fart without any shame in front of you.
Place was a pile of shytt.
Like all the lowest of the low landlords, they divide a house down the middle so they can rent it out to two different people as duplexes.
As far as Asian landlords go, he certainly re-inforced the stereotype that they are scumbags.
Pipes got blocked from roots once and landlord talked me into paying for electric eel treatment because he hadn't increased rent in 12 months... I was 18/19 years old at the time.
