Can a landlord reject a tenant for ANY reason?

The federal Fair Housing Act, the Fair Housing Amendment Acts (42 U.S. Code 3601-3619, 3631), and many state and local laws prohibit a landlord from selecting tenants based on certain protected criteria. A landlord may not refuse to rent to a tenant for the following reasons:

- Race or color
- National origin
- Religion
- Disability or handicap, including physical and mental impairment
- Sex, including sexual harassment
- Familial status (includes protection for people with children under age 18 or pregnant women)


In addition, state and local housing discrimination laws may offer coverage beyond federal law, such as protection for sexual orientation, age, and marital status.

There are exemptions to fair housing

Essentially if you are landlord with less than 3 houses or not going through a broker, or renting part of your own personal residence or any unit in a 2-4 unit building, you do not have to follow fair housing

It's easy to reject people you get a bad vibe from or don't like, you just say the owner has selected another applicant

Yes, as long as they don't voice it to anyone.

We've rejected prospective tenants because they acted weird when they came to see the house or had strange requests right off the bat.

If we think a tenant is going to be a pain in the azz, we'll reject them without saying why.

2nd year = exponential growth (and continuing)

Maybe after a few years of success I should think about buying a house or sooner?

They may have been fishing for an above market rate at the $1850 and $1650 may just be the market rate. Rentals are very finicky that way, doesn't necessarily mean they were desperate

My last one sat at 1950 but as soon as I dropped to 1900 I had several applications lol $50 a big deal to a rentcel I guess

Ahh I thought that it was a house you were looking at. Apartments are much more flexible with business owners and the self employed.
