Essentially if you are landlord with less than 3 houses or not going through a broker, or renting part of your own personal residence or any unit in a 2-4 unit building, you do not have to follow fair housing
It's easy to reject people you get a bad vibe from or don't like, you just say the owner has selected another applicant

We've rejected prospective tenants because they acted weird when they came to see the house or had strange requests right off the bat.
