I didnt start earning good money until last year so I am trying to play catch up, was making like 60k before now around 140ish. Gonna buy another single family home this year to rent out hopefully. Praying CCIV moons though so I can do some real ****

Maybe I'm just a risky person, but I don't see a need to have $15k in cash sitting around, knowing that you can liquidate any of your stock positions at any time to free up emergency capital when needed (with the risk that you may sell in a down market... but its more complicated than that, and the benefits outweigh the risks with this strategy to me). I personally think stocks are liquid enough to serve as an emergency reserve... at least, the gains outweigh the risk of having to sell for a lower price when the markets down. Plus if you have many positions, its likely that you'll be able to sell one for a loss (so you can collect 1/3 of that back on taxes). For what its worth, I usually keep $5-10k in cash and most of my net worth is in stocks, I just don't want to hold any more trash (I mean cash) than that

My semi-retired friend has 3 rentals and his first property got addicts causing trouble all the time. The tenant seemed normal at first but yeah he still manages all the properties himself despite all the headaches. He regret not screening the tenant properly.

Sold a $56 NIO put weekly for like $126, I don’t see how people are selling 45dte in this market, I’m too worried things will fall off a cliff soon.
Plus weekly is better premium so I don’t understand why people prefer 45dte, I know it gives you more time for the option to expire worthless but does that even matter if you plan to wheel anyway?
