Honestly probably the best solution. As a prior landlord I know your rights depend on the state and we're in unprecedented times, but good luck collecting back rent if they aren't paying now. That'd be next to impossible for anyone to do unless their family helps them out with the money. Cops are typically too busy to deal with this sort of crap. Yeah they might higher a lawyer after the fact and you might have to pay some legal fees, but it'd probably be cheaper to do in the long run. Change the locks and call it a day.

Because the one side of politics thinks anyone on the lower opposite end is somehow more susceptible and a always victim. Tenant laws are a joke in many countries making it nearly not worth renting out at all. The same with criminals, the same side of politics giving them more rights and concessions than the actual victims. Criminals are just victims of bad circumstance and can be changed - they'll apply this to everyone not realizing it's a very small % in reality.

You should see how hard it is it get noisy neighbors to shut up or get any punishment to dissuade them. Once again, people doing the right things have less consideration. We're condoning bums and criminals with bleeding heart mentalities.

Yes you need some form of protection because of course you can get a cold, unsympathetic and calculating landlords but overall the fking OWNER of the property should have nearly all the power. Just another middle finger to the middle class.

Tenants who even trash the place are still allowed in many cases to stay.

Yes, a second property is an investment. As a landlord, you accept the risks of supply and demand and that you might not get the monthly rent you were hoping for. You accept the risks that it might even sit vacant for a few months. But, no one could ever think and take into account that the government would force you to house a random stranger and let them live for free. You should be able to evict your tenant and find out someone else who can pay. It seems like common sense to me. Maybe, I'm reading too much Reddit and the brain dead liberal rhetoric on that website.

There's less than a 1 percent chance they'll ever see a single cent the back rent from the 10+ months their tenants haven't paid. How could the tenants ever afford to ever pay the landlords back?

Okay, so the tenants don't pay the landlords. How do the landlords pay the bank?Do the landlords now stop payments to the banks too?If anything, there should be a universal mortgage freeze (if and only if they are implementing an eviction ban).

Literally everything about the first 3 points is correct. We’re all in agreement with those.

We are pissed that the government is forcing us to house them and not letting us evict. NO ONE could have predicted that and take that into account when deciding to buy.

The other side is even if you get rid of them the place usually needs tens of thousands in repairs just to be inhabitable again. Also money you're never going to get back.

One of my clients had a guy who got divorced and his wife and kids moved out and he had a mental breakdown. Once she finally got him out he was living in literal filth and was doing things like pissing in corners and there was black mold everywhere. Total gut job that cost her six figures to fix. Not getting that money back either.

Meanwhile I'm a tenant that takes care of the garden, fixed my toilet myself last week and only contacts landlords if there is an appliance breakdown or something serious going on.

Basically as soon as people stop paying, you either sell the place or move into it yourself - that's the only legal means of eviction around here.

Nope, I had one person move in last year and 3 days in she was drunk as a skunk for 3 days straight and wearing my girls flip flops around my house and broke into my room when I left for literally 1 hour

Called cops, cops said the DA basically told me to go Fuk myself and take it to court after I send her a 30 day written notice despite her breaking into my locked room and had her on camera

She refused to leave saying she has Rights during a pandemic etc


Long story short she was out of there in an hour resorting to my OG ways doing some other things


Haven’t heard from her since


She portrayed herself as a fitness coach with a job and pulled up in a car, turns out she took her old roommates car who stole it back and didn’t show up to her first day of work followed by a binge alcohol marathon at my place. She also showed me photos of her from 10 years ago when she was sober and actually was a fitness coach too lmao

I don't know what every state is like but PA it is not as simple as no one can be evicted.

If fact, if I recall it correctly, the tenant has to apply for protection from eviction and if they do not, when they get to court they will lose pretty much automatically.

I love hearing threads like these and then getting experiences where the landlord tries to jack the rent up astronomically like $100+ a month just to see if they can and it's always a fight.

Sure do love getting caught in a lease and watching my landlords face morph into some plastic alien mess as she kept getting discount surgeries off of my rent. When I moved out she literally couldn't talk she had to type on her phone and show me from the amount of botox.

I think the thing to agree on is just good landlords and tenants finding each other. When that happens then it becomes the tenants job to pay and not destroy the property and the landlords job to make sure everything works (Not good enough, works.) and to not get greedy with nickel and diming.

I have a three unit building that's sitting entirely empty because of this. I'm not renting to some degenerate that think he's going to freeload off me for 10 months. I'm going to wait until the eviction freeze ends and if it doesn't I'll just convert it to a luxury mansion and move in.

The irony of it all is that the honest people who intend on actually paying their rent will get screwed over

Right now would be a great time to get a discount on rent, say a normally $1500/month place for like $1100 because of supply and demand (if there were mass evictions)


But because of the eviction bans, there's now not enough supply. and to make it worse, landlords are going to try to cover some of their losses by increasing rent prices


So again, the middle class will get screwed, and the leeches who contribute nothing to society will continue to get spoon fed

I've had tenants pay their rent upfront. It's rare, but possible.
