Oh trust me i get it. I manage people for a living, and what i've see on social media has blown my mind the last year+ and during the trump admin. People have zero clue about thinking on their own, or considering other perspectives. But....i also honestly think it goes back to social media being a blank, emotionless communication system. Was it mike tyson who said (im sure it's prolly BS...but i believe it) "social media made ya'll way too comfortable with disrespecting people and not getting punched in the face for it."

Also, i totally agree with what Rogan has started saying lately. Social media (and realistically this virus crap) has given "low status" people the ability to "get back" at people who in normal society they wouldnt be able to.

Well that gives me some reassurance that it's too early to bail and look for another lot. I'll keep at it. Guess I won't know until I get some solid answers and numbers back. I'm sure it can be done - just didn't know how much $$ headache increase we're talking.

Are you taking out a loan? If so your lender will tell you if you're in a flood zone. After Sandy FEMA redrew maps to include more land for obvious reasons. But as others have said, there are ways around needing it (say if a portion of the lot is in a flood zone but the house isn't) and for that you'd need an elevation certificate from an engineer.

I think 10 min on the phone with a reasnoably experienced general contractor from the area will give you 90% of your answers, the zoning restrictions and cost of dealing with the other impacts cost wise are their day to day business.

I'm officially old. Yesterday my back went out while I was just sitting at my desk. Had to hobble like an old man out to my truck after work. Woke up this morning and wasn't any better so I took off work and went straight to the orthopedic urgent care. They took x-rays and an MRI and I go see the spine surgeon at 1230 today. I asked them what is wrong with me and the nurse seemed concerned and said she's never seen anything like my x-rays before. Time to LDAR I guess

I haven't decided whether or not to yet. My banker has been pushing me to put it under my business and take out a construction loan for it. But a part of me wants to just keep it all under my name and not tie it to my business. The whole lot is on a flood plain. We'll see what the engineer says today when he gets back to me. I was just wondering if anyone had any experience with building on it. Pros and cons. So far sounds like cons are just more $$ to accommodate to extra requirements.

Land is scarce here in Austin even land zoned for commercial use so I can't be thatttt picky. Plus this location is clutch to where my office & home is now.

I haven't got on the phone with the GC yet but I will hop on that. I was under the impression that this would need to be ran by the engineer first to make sure he can make the preplanning with the city work.

I remember when my friend enclosed their garage in new orleans - the garage portion was on a flood plain and they had to install these flood vents and those things were costly.. so now I'm a little nervous to see what the added costs will be. lol
