I'm 26, and could see myself having 20% down, on top of my emergency fund, with no debts whatsoever aside from mortgage, at like 28. Family is trying to convince me to accept PMI in my life, and to put down 0%-10%. "You can refinance later, you'll only have PMI for a few years."

I bought a house in my early 20s with an fha loan. My house appreciated more than my pmi payments and I switched to a conventional a couple years later. Significantly better than being a rentcel. You’re covering someones mortgage, maintenance, and profit for them. Nothing like having your own place.

You should have one custom built with real materials like concrete and stone. Most American houses are a joke when it comes to the quality and durability of the construction. Just a bunch lf poverty wooden frames and plywood just lol

OP - go look up a mortgage amortization calculator and see how much interest you're going to pay over the life of the loan. Hopefully this encourages you to make more than the minimum monthly payments. Even an extra $100/mo can make a huge dent in the loan payoff.

You likely won't refinance. I doubt rates will go much lower to make a difference. I just refinanced at 2.25%, hard to beat that.

I wouldn't shy away from PMI if you can afford the house/payments. I doubt houses will keep appreciating at the rate they have been, but no one knows. I'm averaging $1k a month in appreciation since I bought. Just lol at renting.
