Paired with stone masonry foundations is the most efficient cost effective and safe way to build

There are many variables like soil resistance, the type of buildings the weather etc but imo its the best overall system.
And you can finish it off with a nice clean aesthetic cement based plaster for ultimate hhnnggg

I wouldn't shy away from PMI if you can afford the house/payments. I doubt houses will keep appreciating at the rate they have been, but no one knows. I'm averaging $1k a month in appreciation since I bought. Just lol at renting.

You can star selling your project with the first stage and the renders so you can always do that part of the project first. I don't know how expensive it is to build a concrete based construction in the US but It can't be that expensive since it's the cheapest way to build in latin america. Get a Mexican crew for building it since they're more experienced and skilled when working with concrete.
This is my favorite website for looking at other projects:
https://divisare.com/
It has a detailed catalogue of project by area, type, materials, etc. Very useful for researching references. Good luck with your project boyo, the more important part of it imo Is having a solid construction budget with the detailed estimates and volumes of each concept, then you can know how much will everything truly cost and you can plan all your fininacial things from that.

The actual type of foundation is determined by the structural engineer who does the structural calculations and you have to do ground studies to determine the strength of the soil so the engineer can design the foundations.
For example i include the cost of the engineer and the required studies in the 60 usd i mentioned and most architects doo but i could be different in your area.
Take a look at constructions nearby of the same scale that you want to do so you can get an idea of what works best for your area

Or you could do them both facing separate directions but sharing a common core where both garages are located. It depends on what your zoning allows you to do. However on such a big lot i would emphasize the privacy and the green views from such a big lot so both units can enjoy a private backyard so to speak. But that's just my advice king you do what sounds best to your area culture and so on

I agree completely one of the main reasons for a big lot would be the privacy each unit could have a reasonable fenced in backyard and you could be able to have a nice patio and such which typically is not possible on smaller lots in my opinion. the common core wouldn't be a bad idea kinda like a long drive way with a motor court and the units surrounding it.That's a good sized lot for just two units so that will be cool in terms of privacy. I could always go smaller like a half acre but I know once you start building lots can get very small very fast but 1 acre may be way to large. I would more then willing to build two separate units if possible but the problem is most stand alone properties are probably like 1,500 to 2,500 on the small side some even bigger so I feel like it would look really small and undesirable if I was to make them separate opposed to together I will probably live in one of them for the time being and possible rent out or sell the other unit since I am already in a similar sized unit but getting rekt on HOA and all that non-sense and spending a ton of money to fix things up and I just wanna get everything squared away and sell so I can build and get it exactly how I want from day one and eventually move out and rent or sell both units and move onto bigger developments over time perhaps.
