Maybe people have realised that the return on NINJA loans means bubble and that houses in places like Tampa and jacksonville aren't worth more than 300k

the manlet thing is hilarious. It's true, I'm 5'6" and 270lbs.
And I've never stated there was going to be a crash until covid happened. At that point its frustratingly obvious, and its even more frustrating explaining every single point of an obvious problem when the complement of said outcome is impossible to support. There's no reason to believe this market will even remain at these levels, in fact its not. 10% in a few months is far outside normal deviation, especially when adjusted for season.

Largely the answer key to this test is simple. The prices before covid are the natural market prices. WFH may have changed some mindsets but people are already returning.

I also agree that prices will drop (slightly) or at the very least start growing less than inflation until normalized but your take is truly unhinged.

Many of these homes are in undesirable parts of metros that realistically locals can't afford now under any circumstances. In addition to this I've seen realtors post appreciation predictions for some of these markets where home values will continue growing at this insane rate for the next decade at least. That's ridiculous unless the dollar completely collapses, and is that really a win at that point? I suppose it's better than losing all that money. You're missing the difference here.
Interest rates don't really matter to people buying investment properties.
If rates skyrocket, that's just going to make it harder for your tenants to ever consider anything besides renting.
Beyond that, hardly anyone has adjustable rate loans anymore.
This market will definitely cool off and correct at some point, but it's not going to be a collapse. There's nothing to feed the spiral. People aren't going to randomly foreclose on their homes when their payments stayed the same.

The real winners are those who bought before all this happened, then refinanced at record low rates.

We have no more migration than normal but those that are migrating are from well off demographics. Its important to make that distinction, because then you realize the factors that will affect migration constituency. Its not a never ending pot. The impetus these types of people have for moving has passed. Those that are here may, or may not, stay here but more are not coming.

Stating a crash that is 500% larger than the record, and isn't in line with the 27% number I quoted above, is unhinged. Provide any type of data, evidence, or corroborating opinions you have for that. I've provided plenty in this post alone to argue that you are an idiot.
And FWIW if my house dropped 50% my mortgage would be the same as a mortgage on 50% of my home at the current rate so I don't really have a dog in this fight, I just think you are a moron.
Edit to add - this also doesn't incorporate inflation or average home size growth which both lean in my favor. I'm an IT engineer but have an MBA so I'm fairly familiar with the world of finance.

Meh...rich peeps will swoop in when it all goes to total chit. Turn the properties into rent properties with asinine rent prices. And yet again, the middle class will continue to miss out and continue to get more and more chit on in modern America. We basically won't have a "middle class" before long. It'll just be poor and rich. No in-between.
Home ownership as an average paid American is done unless you're willing to settle for a crack house.

why would I expect this crash to be inline with 2008 when I didn't found it on any of the same factors? Thats been the bear argument this entire time. 5%, 50%, 500% doesn't matter at all. What matters is the composite effect from said deviant factors and how they weigh the market value. And in this case its easy to see the forced response of the market is doubling values.
SO lets apply your logic to the market build up. The build up from 2020 would be impossible to you, because there's no way the market would increase that much.
The path for failure is just success in reverse....

News has been starting to break the last couple days that more houses are going up for sale. The first year over year increase in 3 years.
If the pattern holds it should be clear as day that real estate is starting to get dumped on the market.

It could just be a fluke, but if the pattern holds it should be clear as day that real estate is starting to get dumped on the market.

you'd have to be a COMPLETE RETARD to think the market wasn't going to crash
I've repeated this a billion times. This isn't 2008. The crash is happening on the demand side, not the supply side. People absolutely cannot fukking fathom this. Its completely impossible to them.
