there's no guarantee a lease would be up during this period, and it would only represent an increase for short amount of time.

the manlet thing is hilarious. It's true, I'm 5'6" and 270lbs.

And I've never stated there was going to be a crash until covid happened. At that point its frustratingly obvious, and its even more frustrating explaining every single point of an obvious problem when the complement of said outcome is impossible to support. There's no reason to believe this market will even remain at these levels, in fact its not. 10% in a few months is far outside normal deviation, especially when adjusted for season.

No doubt. The natural market pricing was about 50% off of where it is now. Those $300k homes really should be $150k, but in the crash I'm sure we'll see it go lower due to the psychology of the market.

Largely the answer key to this test is simple. The prices before covid are the natural market prices. WFH may have changed some mindsets but people are already returning.

If there's a 50% crash in RE prices we'll see a crashed economy and home prices will be the least of our concerns. Prices crashed 9.5% in 2008, for reference, which is a record.

I also agree that prices will drop (slightly) or at the very least start growing less than inflation until normalized but your take is truly unhinged.

Also, at 5'6" 270 I hope your making use of the info on bb.com. honestly.

What could happen in certain cities with a large presence of investors is that prices could start returning back to what they were prior to 2021, and those that bought homes that they don't actually live in for 2x or 3x what they were just two years ago could start dumping in order not to end up underwater. Many of these homes are in undesirable parts of metros that realistically locals can't afford now under any circumstances. In addition to this I've seen realtors post appreciation predictions for some of these markets where home values will continue growing at this insane rate for the next decade at least. That's ridiculous unless the dollar completely collapses, and is that really a win at that point? I suppose it's better than losing all that money.

The real winners are those who bought before all this happened, then refinanced at record low rates.

We have no more migration than normal but those that are migrating are from well off demographics. Its important to make that distinction, because then you realize the factors that will affect migration constituency. Its not a never ending pot. The impetus these types of people have for moving has passed. Those that are here may, or may not, stay here but more are not coming.

Yeah, it was a record crash which proved other record crashes could happen. Its not a waterline for worst case scenarios nor is it the only path in which a crash can happen. Calling my take unhinged is hilarious when I've called the exact mechanism out a year ahead of time and now that its came to pass we're seeing the market wind down dramatically.

Saying a coming crash will beat a record is not unhinged, however saying a crash will beat the record crash by 500% is. If anything RE prices will crash to where they were before the last 2 years but also take into account the normal appreciation (aka normalize). The median home price in 2019 was 258,000. In 2022 that number is 392,000. If prices were to reset back to 2019 that would represent an approximate 35% "crash". Black Knight stated in 2019 that home appreciation averages 3.8% per year, so normal growth would mean a home that cost 258,000 in 2019 would be 288,543 today. That represents a 27% crash.

Stating a crash that is 500% larger than the record, and isn't in line with the 27% number I quoted above, is unhinged. Provide any type of data, evidence, or corroborating opinions you have for that. I've provided plenty in this post alone to argue that you are an idiot.

And FWIW if my house dropped 50% my mortgage would be the same as a mortgage on 50% of my home at the current rate so I don't really have a dog in this fight, I just think you are a moron.

Edit to add - this also doesn't incorporate inflation or average home size growth which both lean in my favor. I'm an IT engineer but have an MBA so I'm fairly familiar with the world of finance.

why would I expect this crash to be inline with 2008 when I didn't found it on any of the same factors? Thats been the bear argument this entire time. 5%, 50%, 500% doesn't matter at all. What matters is the composite effect from said deviant factors and how they weigh the market value. And in this case its easy to see the forced response of the market is doubling values.

SO lets apply your logic to the market build up. The build up from 2020 would be impossible to you, because there's no way the market would increase that much.

The path for failure is just success in reverse....

News has been starting to break the last couple days that more houses are going up for sale. The first year over year increase in 3 years.

If the pattern holds it should be clear as day that real estate is starting to get dumped on the market.
