I definitely think housing is a great investment that'll pay off in the long-run. That said, I am kind of wondering how the hell prices can stay as high as they have been. I make well over $150K yet still struggle to buy a decent SFH in the metros that have jobs that pay what I'm making. Let's not even include crazy expensive metros, like NYC/SF, into the equation where I basically either have to be in a profession that earns $400K a year (highly improbable) or have to hit the lottery on a startup exit where I got options at a good price.

Without intending to sound boastful, I just don't get how any of this is sustainable when someone like me, who is doing extremely well statistically speaking (not by misc standards), struggles to buy a home in most desirable markets. Like how are the other 93% or so who are earning a lot less than me even supposed to get by at this point and what does that mean for the security/stability of our country internally?

Yeah this is one of those unqualitative things where it “doesn’t feel right” but you can’t really find this reflected in hard data.

Around here the Puerto Ricans buy one house and then 14 people live in it all contributing to the bills and the mortgage.

It's funny how hard this is to grasp for some people.

I bought my home because at the time it seemed like a good deal, but acting like real estate is (or has been) a better investment than the stock market is idiotic.

But there is no "difference" in 99% of cases. The same property will mortgage for cheaper than renting. You could buy a condo and even with association fees and maintenance fees will be much lower than renting the same unit. Even if you don't have the 20% so you do a FHA and have to pay PMI, you're still cheaper although not my much. However, while rent will continue to climb, your mortgage won't. Meanwhile your condo's value will continue to climb, hopefully, and you'll get your money back. THEN YOU CAN TAKE EVEN LARGER AMOUNT YOU SAVES AND PUT IT INTO "INDEX FUNDS". So what LowKick is talking about isn't adding up.

Plus you're acting on the absurd assumption that most rentcels are actually doing that. They had, or would have had, a whole 100k downpayment ready that they instead chose to invest in the stock market.
