Remember, housing didn’t bottom from the 2008 crash until 2011.
Until then we just look at anecdotes plus forward-looking data, such as fact that QE is known to create a housing bubble and we just had the most intense QE in US history, home listings have increased, inventory gone up, mortgage applications down etc.

Lmao
I don’t put no lotion in no baskets for nobody
Good news is you’re ready for stage 2
Denial- acting like nothing’s wrong. Common lines include: “buying a house is a terrible financial decision, better to rent and invest the difference in index funds” and “who would want to lock themselves into a mortgage, what if I need to move for my career” (narrator: he in fact never moved for his career). Also: “I’d rather the landlord paid all the maintenance” (narrator: costs which the landlord passed directly back to the tenant) “it’s crashed before; it can crash again!” “Once interest rates go up, I’ll be able to use my “savings” to scoop up a bargain for pennies on the dollar!” “It’s cheaper to rent!”
Anger- at this point the rentcel lashes out at everybody and everything. It’s the fault of baby boomers, the central bank, men in tiny hats, foreign investors, Blackrock, REITS, their employer, Bidenflation… anyone but themselves.

Just lol if you needed mommy & daddy to help you out with buying a home and still feel like you actually worked for it dead srs.
You people make 100k/y and make a big deal about paying 500k for a house on a 30 year mortgage?
Come to Europe and play on hard mode where a family home cost around 20x annual income

I definitely think housing is a great investment that'll pay off in the long-run. That said, I am kind of wondering how the hell prices can stay as high as they have been. I make well over $150K yet still struggle to buy a decent SFH in the metros that have jobs that pay what I'm making. Let's not even include crazy expensive metros, like NYC/SF, into the equation where I basically either have to be in a profession that earns $400K a year (highly improbable) or have to hit the lottery on a startup exit where I got options at a good price.
Without intending to sound boastful, I just don't get how any of this is sustainable when someone like me, who is doing extremely well statistically speaking (not by misc standards), struggles to buy a home in most desirable markets. Like how are the other 93% or so who are earning a lot less than me even supposed to get by at this point and what does that mean for the security/stability of our country internally?

I never got an answer.

A down payment of 100k accumulates to almost 600k in 30 years if you take a conservative +6%/y
It's funny how hard this is to grasp for some people.
I bought my home because at the time it seemed like a good deal, but acting like real estate is (or has been) a better investment than the stock market is idiotic.

Plus you're acting on the absurd assumption that most rentcels are actually doing that. They had, or would have had, a whole 100k downpayment ready that they instead chose to invest in the stock market.
