My mortgage payment is probably less than you pay rent, and I get to write off the interest. I will pay the same every month for 30 years and then it will be nothing, while your rent will continually go up. And what makes you think ownercels don't have savings and other investements in case of emergency? How much return are you making on your savings account?

Been a land lord for past decade plus. All properties owned with no mortgages. I do my own property management. Rents are nice. I bring in enough rents to cover our basic living expenses. But the best thing is to see the impact of increasing property values and 'make' over 7 figures in rising property values. Sure, my taxes have gone up, but so have rents.

Once you couple in your tax strategy and depreciation, real estate is a great way to build wealth. It is not sexy or instant, but worth doing.

Or if they trash the currency, even if the nominal price is higher, you may have lost out.

They may re-value your mortgage in Nu-Dollars or CBDC and that could shaft you (this happened during the Weimar collapse)

On the currency devaluation point higher interest rates are intended to reduce inflation

If I did have a mortgage/debt, inflation would work in my favour because debts are denominated in nominal dollars

But since I don’t that point is moot

Even if it goes down...there's still equity there as compared to the coping rent cucks who are paying someone else's mortgage and will get ZERO in return when they move/get evicted.

I don't disagree at all - it's just not as easy as saying "hey, I can sell my place and get all the money out of it." In fact, in many cases all owners do is extend the mortgage (or increase it because you upsize) by selling and buying a new place. So that equity gets eaten up by the new mortgage cost and increase in operating factors like maintenance and taxes.

5% rule - if you can rent annually for less than 5% of what a mortgage would be in the same place for the same property, then it's better to rent. For example, if you have a 500k mortgage but rent for the same place is 2k a month, then it makes more sense to rent.
