But the best thing is to see the impact of increasing property values and 'make' over 7 figures in rising property values. Sure, my taxes have gone up, but so have rents.

On the currency devaluation point higher interest rates are intended to reduce inflation
If I did have a mortgage/debt, inflation would work in my favour because debts are denominated in nominal dollars
But since I don’t that point is moot

5% rule - if you can rent annually for less than 5% of what a mortgage would be in the same place for the same property, then it's better to rent. For example, if you have a 500k mortgage but rent for the same place is 2k a month, then it makes more sense to rent.
