Depends on the market circumstances honestly.

Here in Canada, it's almost a terrible idea to buy property as your biggest holding. Our mortgages are only fixed for 5 years maximum and we have access to a tax free savings account which makes it a no brainer for your first 50-100k which would be the down payment for many US homes.

Primary residence exemption is pretty legit in Canada though so it's still a really good consideration if you maxed out your tfsa

A lot of mortgagecels do their own maintenance which is pretty funny. They don't value their time and instead do minimum wage labor like a Mexican.

I do most of my own maintenance and I value my time considerably. I do it for these reasons:

1. I know it gets done right
2. I use the best materials for the tasks
3. I learn how to maintain my property and understand how things work

For me thats fulfilling.

Yes well what with the rise of HTC culture homeowners these days are basically walking the plank to use a metaphor in reference to overweight women coming to their houses then waddling off to the restroom to fill the toilet with rancid batches of girthy chocolate stink slinkies that cannot be handled by current lumping technology and whilst great effort is expended via hours of aggressive plungering with a rocket mortgage tshirt pulled up over the nose inevitably a plumber is called and several thousand dollars later pressing the flush lever may or may not produce a meek gurgle

I think what the wild rentards fail to understand is the difference between a primary residence and real estate as an investment vehicle.

RE generally under-performs vs the stock market, but a primary residence with tax benefits and appreciation is always a better investment than putting your landchad's kids through private school.

Another wild rentard appears.

TFSA max contribution room is currently $81500. That is since the inception of the program (2009).

fukin LOL if you only had that much money to invest in the last 13 years.

And that's in monopoly money beaverdollars.
Its 81.5k contribution room. That's probably 120k+ if you've been investing the whole time. That's a down payment on a home.

A home is a good investment in Canada because of the principal exemption tax. Not so good if you're relying on it over stocks in a tfsa. Most people can't afford to max out their tfsa and still put a down payment on a home. Though i can luckily enough since i make multiple 6 figs but even then it's more about waiting for real estate to settle to a realistic price for me to invest. I don't make investment decisions based on need, i make enough to sit on the sidelines and buy when things are good

These days investing in stocks and bonds is the dumbest fukcing idea out there... everyone is doing it and 99..999% are losing their money

You wanna have a good investment ? either go for real estate without taking a loan... if you have the money buy a shop "rent it out" or a house ..pay the full amount... if you dont have the money in full ..... go open your own business and bust your ass to make it work ...... easiest business to do and make good bucks out of it is a gas station

Fukcing humans are like apes..... everyone replicating everyone for fast ,easy money..... well here's a tip.... no such thing as easy fast money

Yeah it was awful making 300k in equity since I bought in 2015. I pay $1500 a month in a high cost of living area for my mortgage. The average rent in my area is almost $2000. Yeah sure I invest in my home for upgrades but there is a ROI.

I just don’t see how used houses appreciate in value. You lived in it for 10 years. You expect me to pay more for something used. If anything used houses are suppose to depreciate, not appreciate in value. If the property appreciates because of new buildings around the neighborhood, fine. But that still doesn’t explain the rediculous appreciation.

Don’t even get me started on stocks.

Don't buy a house if you can't afford it.

Don't buy a house thinking you can get your return in a year.

Don't buy a house if you think it's a terrible investment.

I bought my 4th rental property. Making at least $500 per house on rents. Values went up at least 10% for each house since last year. The house I live in went up 25% in value in the last 5 years. How is this a bad investment?
Trust me, I am a pharmacist.

That's now at all how it works. Some of us build equity while living somewhere AND "invest the difference" (paying less than rent for most decent places around).

Meanwhile you eagerly build another man's equity, like an egregious cuck.
