Depends on the market circumstances honestly.
Here in Canada, it's almost a terrible idea to buy property as your biggest holding. Our mortgages are only fixed for 5 years maximum and we have access to a tax free savings account which makes it a no brainer for your first 50-100k which would be the down payment for many US homes.
Primary residence exemption is pretty legit in Canada though so it's still a really good consideration if you maxed out your tfsa
A lot of mortgagecels do their own maintenance which is pretty funny. They don't value their time and instead do minimum wage labor like a Mexican.

I think what the wild rentards fail to understand is the difference between a primary residence and real estate as an investment vehicle.
RE generally under-performs vs the stock market, but a primary residence with tax benefits and appreciation is always a better investment than putting your landchad's kids through private school.

A home is a good investment in Canada because of the principal exemption tax. Not so good if you're relying on it over stocks in a tfsa. Most people can't afford to max out their tfsa and still put a down payment on a home. Though i can luckily enough since i make multiple 6 figs but even then it's more about waiting for real estate to settle to a realistic price for me to invest. I don't make investment decisions based on need, i make enough to sit on the sidelines and buy when things are good

Yeah it was awful making 300k in equity since I bought in 2015. I pay $1500 a month in a high cost of living area for my mortgage. The average rent in my area is almost $2000. Yeah sure I invest in my home for upgrades but there is a ROI.

I just don’t see how used houses appreciate in value. You lived in it for 10 years. You expect me to pay more for something used. If anything used houses are suppose to depreciate, not appreciate in value. If the property appreciates because of new buildings around the neighborhood, fine.
