1. With my model, i allow the land to appreciate and the $/sqft to rise. At a certain point, I have the option to remodel or expand on my property (i have the ability to contract my own projects) and that has given much more than a 4% average return
2. Certain properties i do short term rentals and that is higher than a 4% average return
3. The next property I am shopping will be on the lake. So it will be short term rental plus I will have the ability to enjoy it with my family.
4. One other property is near many universities in Austin. it has appreciated 3x+ since I bought it. I could "rent" this out to my kids if they decide to go to University and use their 529 to pay the rent.
Many different options you have with real estate that make it attractive to have as a COMPONENT of your overall investment strategy.
