Early 30s, married with a 6 mo old son. I’m a construction inspector for a small town in TX and our goal has always been land but all of the Cali fukks have screwed up our prices here
If there isn’t a crash we’ll be leaving TX which I never thought I’d really consider until this past year.

Ironically moving to Casper or Cheyenne might be your best bet due to the job availability/housing/etc. I don't know what your financial situation is, but tradie jobs are strong out here and if you can use your Texas house money to buy out right or have a small monthly payment on a house up here, it wouldn't be a bad move. If you're building a life with a great woman, then you probably won't miss the lack of night life and activities. The state ranks in the middle for education for the country IIRC, and Wyoming does have a much lower crime rate compared to the rest of the country too. In your situation, I'd consider moving IMHO. Casper, Gillette, Laramie, Cheyenne, Glenrock and Cody are places I'd look into. Good luck on your search for you and your family. PM me if you ever have any questions.

In on coldcel thread. It's getting down to 14 degrees tonight here. Do I need to do anything other than unhook the water hoses, let the water drip in the sink and wrap the outdoor faucets? I have very little experience other than the great southern freeze of Feb 2021

Bruh if you can’t afford property in small town Texas you might as well rope. My family and I moved to Texas last year BECAUSE housing and property is so damn cheap here compared to where we’re from

Actual temp this morning was -42 here in Wyoming. At around 2pm it was -20 with 30mph wind. Brutal.

Still love it here. The chit weather keeps a lot of the California out. And I get this to myself all summer long.
