Every time I have raised rent, I have never seen a tenant complain. I wonder if some of them rush to internet forums/Reddit to call for the execution of landlords as a coping mechanism?

I only rent to High Value Persons, so doubt this applies to my tenants. But you never know.

Yeah most of mine pay the day before, or if something comes up pay at a mutually agreed point.

All rent payments are by bank transfer - I don't do cash, srs.

Not sure why you think you "force" anyone to do anything really. Any Landlordwho understands the worth of their investment maintains the place, because it belongs tothemand notyou, who pay to be a guest there. Understand?

I've got a roommate who complains about me cooking meals after midnight, complains about the smell permeating throughout the house (which is the ducted air conditioning at fault). I don't think it's a problem and think because I pay the rent, I can cook at any time I please as long as I'm not making undue noise.

Who is the ass-hole here? Shouldn't I be able to use the kitchen at any time I please, since I'm a rent paying tenant, and the lease doesn't say anything about the kitchen being out of bounds after a certain hour?

I live and work in NYC with a highly lucrative job, and being a landchad is my side hustle on top of that.

What are you cooking that permeates throughout the house at 1am? Either way, if you're cooking elaborate meals in a place with no ventilation that's an issue too, but not yours - sounds like bad design.

Whatever you're cooking its probably best not to cook that dish, I doubt its something like Beef or a pasta dish, it must be something noxious.

Thats the price you pay for having a roommate and therefore cheaper rent. You have to compromise on things that otherwise seem petty. Thats why I live alone. I'd much rather be a little strapped for cash each month and live alone than have some money left over and have to deal with another persons wants and needs. I like being able to walk around my apartment naked while doing chores or being loud at night and no worry about a roommate trying to sleep...and vice versa too. Nothing worse than trying to concentrate on a task/study or whatever and the roommate brings home friends to watch the seasonal sportsball event or some sloot where you have to hear their sex sounds the next room over.

Nothing out of the ordinary or unusual, just chicken, beef, salmon etc. Sometimes some lightly fried onions to go along. I think the smell goes up through the ducted air conditioning and travels to the rooms. But I'm of the opinion that this simply doesn't matter, I pay the rent, and I don't make noise at unreasonable hours. Can you really complain about a smell in a shared apartment if its just food in the kitchen?

Nothing really noxious, it's just a typical BBers sort of dinner. Like I said before.


I can afford my own apartment, it's just that I moved interstate for my PhD program and when I came back, there were no one person apartments, anywhere. There's a real real estate crisis here ATM. To avoid having to live in hotels for too long, as I'd already done that for a week and it set fire to my savings, I went into a shared apartment.


My old apartment was no longer available and I miss it big time. I missed being able to walk around naked, watch porn anywhere in the house, bring a girl home and not have to worry about anyone else etc.

I own a number of investment properties and seek to increase that number. A long time ago I also rented and created this thread as a helpful reminder to renters to pay rent on time and avoid rising evictions.

If the smell bothers your roommate so much it would at 5pm as well. You say ventilation is terrible so the smell of what cooks "permeates the house", so if it seeps into someone's freshly washed clothes that is a problem.

Does your roommate not cook?

Hey "Landchads", what are the regulations where you are concerning when you can enter your dwelling?


I'm under the impression that the landlord can not enter the property without notice unless it is a literal emergency: Fire, natural disaster, serious concern for welfare of tenant etc.


All other times, the landlord must give notice to the tenant if they are going to enter the premises and if they show up without notice, you're within rights to asks them to leave. My landlord has shown up without notice on several occasions to check a hole in a wall, investigate a report of kitchen power not working and other things.


They don't even knock, they're just letting themselves into the house and announcing their presence. This feels illegal and wondering if I can complain. Thoughtts?
