It needed a few things and is more of a cottage than a house, but it was the best decision ever. Hour away, go there every weekend with wife kids and dogs. Great times, my kids are 10 & 12 so it’s a little easier to enjoy than with toddlers but they will get there quick. I pulled some principle funds out of my Roth, but I’ve been putting away about 30% gross income for the last 20 years in various retirement vehicles. The roths are basically my larger liquid savings accounts and took profits at the top.

It’s a tough decision because it’s not purely a mathematical or financial decision, it’s an emotional one

Like our dear friend Ratfish said, having your house paid off FEELS incredibly good

However with a very low interest rate, you could almost always make more with the money by investing it elsewhere rather than paying down the mortgage early

Personally, my rate is 2.25% and if I continue aggressively saving like I have been, I could probably pay it off in 3 or 4 more years myself

However I need to take into account the opportunity cost, that by paying off my mortgage super early what opportunities would I be missing out on?

I think for me, I’m going to keep saving aggressively while looking for other investment opportunities over the next three years, especially more property. If nothing good comes along, then yeah I might pay this one off and have at least one paid off house for the rest of my life. I’m planning to move soon so I’m going to rent out this house anyway. It’ll probably rent for about 150% of the mortgage payment so I shouldn’t have any worries there

Yeah just stress yourself so you can pay something off early so you can take another loan out. Maybe find some hobbies instead of just payment maxxing your life away bruv. LMAO at mortgage-cels and excessive frugal/saving cels. What a life.

If you're making spread sheets and focusing on paying mortgages off instead of having fun I gaurantee you are the kind of guy to have a dead bedroom, and go through a yuge divorce in about 10 years. Life is about fun, and about being responsible enough people near you are in a secure place. If you focus on just making life overly secure you neglect life and it all comes crashing down in a pile of boredom, cheating, or celibate long term relationship. Focus on something FUN dude. Payment maxxing and spread sheet making dries up a woman like nothing else.

Guys if I drive a Geo Metro, spend $4.50 per day eating Kraft Dinner, and live under a bridge I can retire as a multi-millionaire at age 45! Then I'll start living life. Then I'm just a lake house away from enjoying life. Then I will live on Cave Slime for 5 more years to pay the lake house off. Then I'll start living life. Just gotta pay off the new Mercedes. I've cut out coffee and only drink water but I'll pay it off in 2 years and then I'll start living life.

Baseball games, patio beverages, whatever culture your city has (cultural fests, plays, indie music shows at small places), coffee and walks with the girl, riding bikes with the boys, golfing, finding holes in the wall to eat at, summer camping trips. Variety is the spice of life and if you life max while moderately responsibility maxxing then life is great.

Going to work then watching the same tv shows, then shopping on the weekend and repeating to infinity is a good way to become a bore, end up in divorce, and all that safety you were cultivating disappears when she leaves your ass and she leaves with half. Ever notice when you step out of your comfort zone with your girl you smash? Ever notice when you're doing fun stuff life is lively and you get into good moods and bring that stuff home? A paid off mortgage doesn't compare to having good times with the partner you love. You don't look back in life and go ahh, I remember the time I paid my mortgage off while eating rice and beans for 5 years. Some people's safety maxxing is actually just a slow path to destruction. If you always say you just need to do X and then you'll start having fun your entire life will pass you by.

I shelter a lot of my income and set aside a lot for taxes. Also I get bonuses. Salary is $86.5K, bonuses vary between $55K and $65K. Wife's is $94K (she's actually paid every two weeks on 36 hours a week, so she'll make 2 extra paychecks each year, which aren't in the budget)

Also I guess you didn't look at the budget, cause I've got two brand new cars coming in less than a year. And multiple budget vacations including a pricey one (to me) at $8K for just my wife and me.

Yeah I really don't want to get new cars, but with a 3rd baby incoming my 3 series simply will not fit them. My wife's carmightfit them all, but it would be tight.


She drives a 2019 tiguan and we're going to spring for an upgrade to the Atlas. A similar year and package should be about 10-12K after trade in, and she'd go from a car with 80K miles to 30-40K. probably get two more years out of her car so not a bad trade imo.


I'm the one that's gonna be slightly raped. My 2013 3 series is probably only worth like 6-8K and I plan to get a brand new car that will last the entirety of my kids being in my house. Planning to spring for this

Even after selling my beamer privately for max cash and putting down 15-20K from savings I'll have a $400 car note or so. Hopefully will pay it off early though.
