Imagine going into a place where the salesperson is dead set on saying whatever it takes to make that sale happen when you could have a salesperson who is open to spotting flaws/issues and making the sale in a place that actually properly suites the customer.

I'd never talk to a seller's agent, and in fact I always hated all contact with the sellers or their agents. That's the beauty of having your own buyer's realtor. The dream scenario is to get a dual agent who represents you for both selling and old ppace and buying a new one, and to luck your way into the buyer of your current place laying down and listening to whatever your agent tells them about the place.

On higher end homes the listing agent needs to provide access, so lots of driving back and forth. I own a real estate brokerage but only because I get paid a 1.25% referral fee on the ones I do not want to buy. I have agents all over the state of Florida. I absolutely dread when I get a lead from a county where I haven't established an agent. Most agents are retards.

More than a decade ago, when I took the licensing test we were all sitting in front of computers. The questions were laughable as for example, they would describe an illegal act and then one of the answers would be 'he did a good job, he should keep the commission'. The goofball sitting next to me was actually reading each questions out loud.

Only hard part is the paper work, but even then once you've done it a few times it is pretty straight forward.
